Are your construction activities causing poor health to the building occupants?
It is estimated in the UK alone, sickness absence costs businesses an estimated £29Billion a year.
WHO estimates around 30% of new build and renovated buildings may be affected by indoor air quality issues due to the presence of moulds, ventilation issues, contaminants from building products or defects in the HVAC and water system.
Symptoms include; sore throats, coughs, dry and itching skins, cold, flu-like symptoms, increased asthma attacks, headaches, dizziness etc., but seemingly for no apparent reason.
This is known as Sick Building Syndrome (SBS).
There are some culprits frequently overlooked and could be a major contributor to infection and diseases. These include items being left inside the ceiling and wall voids during the construction phase. This includes:-

"Snagging" – A term originally from the UK, commonly used in construction, in the USA it is referred to as a punch list.
A snag list is an inspection and list of construction minor problems or faults, usually cosmetic. Note the definition is MINOR items. This does not mean incomplete works or poor quality works. Pages and pages of snags usually means that the work is incomplete and not ready for handover.
Minor items include;
👉Cupboard doors not closing properly
👉Paint touch-ups
👉Chipped tiles etc.
Defects/outstanding works are more serious
❌ leaks,
❌ Damp problems
❌Services not Terminated
❌Open service shafts
❌Shower bases level without a slope
These items are defined as "incomplete" works and defects.
It is the contractors’ contractual obligation to produce the final snagging list on every project and to close out the issues, before offering for a final inspection to the Clients’ team.
Many constructors often wait for the client to issue the snag list to them, before they have completed their work.
Why this doesn't work.
If you take a new car delivery as an example. This is like asking the customer to snag the mechanics of the car, before accepting the vehicle.
It is essential that all inspections and snagging is completed before offering to clients for their approval, and their minor snags.

ISO Quality Management System 9001:2015 states that “The organisation shall determine, provide and maintain the environment necessary for the operation of its processes and to achieve conformity of products and services”.
This is an interesting and important clause more so today, than ever before. This puts the onus for organisations to ensure that the working environment is actually conducive to providing the required product output and looks at 3 control areas
Social; organisation that is free of discrimination, free of confrontation and is a calm environment to work in. On the other hand we see the increasing statistics of workplace stress, which leads to not only lower productivity and output through absence and unproductivity but also impacts mental health of the workers.
Psychological; That the job could be a hazard to our health and wellbeing if not properly matched to our skills, knowledge, personality or the workload is too great for the person. This can lead to burnout, stress and again mental health issues.
Physical; this includes ensuring the right environment conditions for the operation of the processes such as the right working temperature, lighting, airflow, heat, noise, cleanliness etc.

The practice of "topping out" on a new building, traces back to the ancient Scandinavian religious rite of placing a tree on top of a new building to appease the tree-dwelling spirits displaced in its construction. It initially then came to England and Northern Europe, then to the Americas.
A tree or leafy branch is placed on the top of the wooden or iron beam, often with flags and streamers tied to it. A toast is usually made and workers are treated to a meal.
Now a days this tradition still continues across the world and doesn’t signify the start or the end of construction, but is associated with the raising of a building’s highest beam or structural element.
In some cases a topping out event is held at an intermediate point, such as when the roof is dried-in, which means the roof can provide at least semi-permanent protection from the elements.
In Australia it is a local and ancient construction tradition to perch an undecorated Christmas tree on top of a building under construction.
