Abbotsford- Our team worked with expertise, quality materials and attention to detail to ensure a safe, lasting and beautiful balcony for years to come. Poor design and construction had led to efflorescence buildup indicating trapped moisture 💦 in the structure. We replaced the sub sill door flashing along with a new sliding door 🚪, new screed and waterproofing installed before modern, resilient and durable tiles were laid for a flawless finish.👌 New balustrades to be installed next.

Here we are resealing the exterior brickwork 🧱 of this 8 storey apartment building in Cammeray, ensuring long-lasting protection from the elements 🌞🌨️💨. After removing deteriorated, cracked & damaged mortar and old sealants and replaced with new, our team has applied a high quality penetrative sealer to the area that will prevent water from entering the bricks keeping the structure dry and secure. We spray tested the repaired surfaces to ensure the walls were watertight 💦. This essential maintenance procedure is vital in maintaining the structural integrity and value of the property.

“We’ve sealed the deal”. - the facade has now been resealed,storm moulds refitted and sealed around the windows and we installed several rainwater heads and down pipes to help prevent water damage to the buildings exterior 💦🧱.Rainwater heads serve as a transition point collecting the rainwater from the roof and gutters and directing it into the down pipes for effective drainage and to protect the structural integrity of the building

Due to a poorly designed structure and years of exposure for this balcony 🏠, the water damaged 💦timber flooring and joists have now been removed due to the extent of rotting and warping. We have now installed new compressed timber flooring 🛠️ that will stand the test of time 👍🏼

Water leak detection- we water tested 🚰 and investigated various areas around this property using our thermal imaging camera 📸. We found the cavity flashing and sub sill flashings to the sliding door were failing and allowing water to penetrate inside 💦. The glass awning above the front door 🚪 entry was leaking and we were asked to investigate and find the source of the leak 💦. Upon water testing and investigation works 🔍 we found the window and cavity flashing was failing causing water to penetrate the entry hallway area below.
