NELSON HOUSE at Marion Bay
Spacious & Comfortable 3 bedroom holiday home in Marion Bay which can accommodate up to 9 guests.
The lovely open space kitchen was only installed in early 2023 and provides all the bench space and updated appliances that you need to whip up a delicious family meal.
For your continued comfort, there is a reverse cycle split system air-conditioner, as well as a large combustion heater in the spacious lounge room (BYO wood),
The lounge room provides so much comfort with the many soft couches as well as TV with USB ports and the VAST tv network. There is a book case offering stories for young and old, as well as some games for the kiddies. There is also a DVD player and a few DVD’s for your enjoyment.
Bedroom 1 is spacious with a Queen bedroom suite & garden view.
Bedroom 2 is very large, features a tv and 2 sets of bunk beds (3 singles & a double) with a garden view.
Bedroom 3 offers a Queen bed suite with a backyard view.
The bathroom features a large bath with a shower inclusive. Please remember to bring your own towels and linens.
Other comforts of the property are a washing machine, separate toilet, washing line, fish filleting station, fenced/gated back yard, large outdoor setting under a pergola and a gas bbq for your use.
It's a very short walk to the local playground and the 'front' street.

HIGH: $150 per night (3 night min)
OFF PEAK: $130 per night (2 night min)

CLEANING FEE: $120 per booking
REFUNDABLE BOND: $280
(to be paid by bank transfer at least 14 days before booked date. Bond will be refunded back to your bank account within 5 working days if left in acceptable clean condition)

☆All guests are required to bring their own bedding & linens, such as towels and flannels. Mattress protectors are already on the beds.
☆The property owners may allow a dog to stay at the property, considered on the merit of each individual request & circumstance.
☆It is an offence to dispose of fishing offcuts/debris/shells anywhere other than the designated area at the jetty.

INTRODUCING..... "Beach Cottage" at Marion Bay!
Holiday home accommodation for up to 6 guests.

Bedrooms 1 & 2 boasting gorgeous queen bed suites, complete with mosquito nets. Bedroom 3 offers the benefit of a sleepout, with its own rear access door.
A lovely leather couch ensures your comfort while enjoying a glass of wine at night in front of Netflix, or the VAST network on the smart TV.
All 3 bedrooms have ceiling fans for those balmy summer nights, with an air con in the main area of the property.
The kitchen provides a juicer, blender, microwave, fridge/freezer & an electric stove/oven for your home-away-from home experience.
The property offers a large contained yard which is fenced & gated and can accommodate up to 3 cars, or maybe 1-2 cars & your boat.
The front of the house provides a pretty place on the deck to sit and enjoy a drink in the sun. The rear of the property has a lovely outdoor space to enjoy your evening meal outdoors. Large bulb outdoor lights set a relaxing holiday tone with the rest of the backyard creates a boho vibe.
There is a fish filleting station for your convenience as well as a large covered back porch that can shelter your outdoor activity items such as fishing rods, wetsuits, snorkelling gear & eskies.

Spacious & Comfortable 3 bedroom holiday home in Marion Bay which can accommodate up to 9 guests.

Short walk to beach, playground, shop & tavern.

Open plan kitchen, dining & lounge. Reverse cycle air-conditioner, combustion heater (BYO wood), TV with USB ports, DVD, CD player. washing machine, outdoor setting, washing line & gas BBQ.

Room 1 offers a lot of space and a queen bed.
Room 2 features a tv and 2 sets of bunk beds (3 singles & a double)
Room 3 offers a queen bed.
🛏 Guests are required to bring own bedding please. Beds have mattress protectors & pillows & doona's 🛏

The kitchen is awaiting new cooking appliances to be installed but currently offers an electric stove-top, electric frying pan & a microwave. All cutlery and dishware is available for use as well as a spacious fridge, freezer & single door pantry cupboard.

Marion Bay is currently run solely by rain water, so efficient use & respect for limited resources is encouraged please.

Some food for thought for holiday home owners....
Does your current Property Manager make money off the cleaning fees charged to guests?
Do you currently only get 15-30 minute cleans after guests depart? Have you ever checked? Can that possibly be enough?.... Does your current PM do regular spot-checks of the exit cleans?
Do you pay an annual fee for cleaning products? Do you know what you're getting for that money? Are you paying too much? Is the PM making money on this as well as the cleaning fee?
Why would you skimp on really the only service (cleaning) that you're providing for your guests, when the fee is on-charged to the guest anyway? 🤔 Unless maybe the main goal of your PM is to fit in as many cleans as possible in a day....rather than maintaining clean and hygienic properties for both guests and owners?.... Quantity, not quality.
Do you know how many complaints have been made to your PM about the property being dirty? Or do they not give you that feedback, for fear of losing business?
These are some issues that I've been coming across when: speaking to owners, hearing from guests who have stayed at other properties & seeing for myself when doing walk-through's.
Maybe it's time to ask the tough questions of your PM & ensure that you're getting a fair & transparent service from them. Or consider transferring to a new PM, who will provide that. 😬
