Tip: keep it simple!

You might love a unique print or bright feature wall but you are far more likely to secure a tenant if you stick to a neutral scheme. This allowed them to better visualise the space as they home.

Our property managers check their arrears daily and once a tenant is two days in arrears, they are contacted by all available means. If payment is still not received after 3-4 days, the tenant is contacted again and advised that should they not meet their rental commitment, a final notice will be served followed by an application to VCAT (Tribunal).

Due to selecting good tenants and following these procedures as a rule, we do not experience many problems with non-payment of rent.

So excited about receiving a scratch and smell sticker from one of my tenants four-year-old daughter, on one of my last routine inspections last Thursday, before Melbourne was hit with another lockdown.

After finding out we were going into lockdown and had Routines booked in for Thursday and Friday, I called all of my tenants that I had scheduled for Friday the 16th and they let me bring the Routine Inspection forward a day and manage to fit 15 inspections in one day before the lockdown. After such a long day, I was rewarded a sticker after this beautiful little girl showed off all of her sticker collection. By the way, it smelt like berry lip balm! 🤗😜😁
