"I will never forget my first encounter with a giant manta, in the Catalinas Islands. At the time, I remember thinking of these creatures as “Noble Giants”. The Catalinas are islands of volcanic origin that are located in front of my community, Playas del Coco Guanacaste, in the North Pacific of Costa Rica. Their rocky reefs host a high diversity of marine species, mainly during the months of upwelling. Between December and April, the northeast trade winds pe*****te the North Pacific, pushing the surface waters and producing plankton blooms due to the upwelling of waters enriched with nutrients. For this reason, during these first months of the year filter feeders such as giant mantas visit the North Pacific coasts of Costa Rica.

1. Things could be Better: if you doubt the quality of work your property management complete, this is already a redflag. Property owners with good property managers never second guess the quality of work of the management team. If you think it could be better, it could be.

2. Compliance Issues: there are still some people that thinks Costa Rica is like the Wild West and its ok to break some laws here and there; but if you had put a lot of money on your second some in CR and you make money from it, we recommend you to hire the right property managers to make sure your business is running legaly and everything is in order. Not compiling with the law can cost you a lot of time and money.

So, are you fully aware all labor laws, employee insurance, taxes, non-traditional lodging laws, billing and travelers insurance?

3. Hiring expensive tradespeople: Yes, they make money out of every single repair they do on your property. Sub-contractors normally add an "extra" on their quotes to secure their business relationship with the PM; its a huge cut aside the Management fee and Rental Commission that your PM already gets from you.

So the business is: 'let things break so we can make money by fixing it'

Why you need a Property Manager?

Here are 3 of the many reasons why!

1. You are not within proximity of your asset. If the rental property is far from where you live or in another country, it’s a good idea to hire a manager who can keep better tabs on it.

2. You don’t want to actively manage the property. If you view the property as a source of passive income, you’ll need a property manager to take care of routine maintenance and daily operations.

3. You don’t want to be an employer. Hiring employees like a resident manager comes with several responsibilities such as payroll and legal requirements. A property management company is not your employee; they are independent contractors. Using one will save you the burden of becoming an employer.
