🚨 Bombshell report: Short-term lets boost the Scottish economy by £864m annually – with no evidence of housing market impact 🚨

A new analysis from BIGGAR Economics challenges the narratives around Scotland’s self-catering sector, highlighting its massive economic value while debunking claims that it significantly impacts housing availability. Here’s what you need to know: 👇

🙌 Key Findings:

- Economic Impact: Short-term lets (STLs) generate £864m Gross Value Added (GVA) and support 29,324 jobs across Scotland.

- Local Benefits: The GVA associated with a 2-bedroom STL is £50,159/year, far exceeding the £14,451/year for an average residential property.

- Tourism Driver: Guests staying in STLs spend more than the average visitor, boosting hospitality and related industries.

- Minimal Housing Impact: STLs account for just 0.8% of Scotland’s housing stock, compared to 3.6% from economically inactive empty homes.

- Local Impact: While Edinburgh and the Highlands benefit most (44% of the economic impact), the sector’s positive effects are spread throughout Scotland, supporting communities and businesses across the country.

- Housing Crisis Myth: Contrary to common belief, STLs play a negligible role in Scotland’s housing challenges. They occupy too small a proportion of the housing stock to meaningfully affect markets, as shown by BiGGAR's data.

Graeme Blackett, Director of BiGGAR Economics:

“Our research shows STLs are not driving the housing crisis. Reducing them would harm tourism without solving housing issues.”

Fiona Campbell, CEO of the Association of Scotland’s Self-Caterers:
