Reedham

With site access making a concrete pump not possible and the site unable to use a dumper or wheel barrow push for the 9m3 of concrete required we made a 50m shoot and utilised the Quick flow concrete.

Quick flow with its 10mm stone, increased amount of plasticisers, cement content and fibres means it can do what can’t be done with standard concrete.

With a timber frame garden room and hot tub destined for the pads we made the shoot from the garden room frame work.

keeping the timber clean resulted in not only no wasted timber but a cost saving on hired in plant or waiting time/labour over wheel barrows.

Wymondham build wrapped up.

From 2 storey extension to garage and landscaping,

What a great project this has ended up being.

Building a single skin garage to take 3.6m bifold doors removed from another property took some design tweaks but going to be a great feature for the home owners car.

Finished with porcelain paving detail framed with engineering bricks,

Great home owner to work for putting trust in us and the process and a transformation for the property,

Little things that make all the difference.

With original up and over garage door lintel being 300mm lower than the bay window we made the decision to raise the lintel before the new roof went on.

A little bit of forward thinking and a few hours work balancing the front elevation ready for the new roller door.

En-suite stud work in place.

Dividing wall and w/c stud work in place including pocket for under floor heating manifold.

Electrical and plumbing 1st fix works now complete and plasterers on site starting board work with windows and door due over the weekend.

Once windows in Dorma cladding can be completed, Putt log holes pointed and brickwork clean down.

Great looking addition to an end terrace with the original properties brickwork features been replicated in the new build.

Great start to the week and unexpected Google Review from one of this years builds.

A project which had some elements not go quite to plan and others went better than expected but having reliable communication between the team and home owner shows in the final finish and a great review.

Trusted team of contractors and suppliers did us proud.

Roof of and new attic truss roof, remodel project.

Garage flat roof removed, wall plate height and garage door opening by 225mm to give increased ceiling height.

Truss roof in place and tiled in.

Kitchen extension has underfloor heating in place, great work by Luke as always and finished with flowing screed by Anglia flow screeds.

With half the garage being converted into a new utility room and bathroom we utilised the liquid screed pump on site with the garage floor running out and depth ranging from 15mm to 60mm a liquid screed levelled the floor in a matter of minutes.

With the new upstairs having finished flooring being put down and final plastering to new kitchen and existing areas following the rewire inside pictures will follow next week.

All this being done with us work round the home owners.

New driveway entrance dug out, 100mm compacted hardcore and topped with tarmac planings.

New garage and shed base dug out, 100mm type 1 base and finished with 100mm quickflow concrete.

From lorry tipping out to finished concrete in as little as 15 minutes with a dapple bar finish

Now on to moving the structure to the new homes and foundation pulls for the builds

Resin bound drive.

Working the new build garage works along side the finishing bits in the new build.

Juliette balcony installed.
Reclaimed door to existing utility area.

Bifold doors in place and now on to shaping the landscaping along with quick flow concrete to the garage floor.

Double garage conversion into bathrooms/utility areas.

Full sandstone landscaping package.

Driveway edged and prepared by JNR team and tarmac by trusted JNR supplier.

With being on finishing bits inside it was an ideal time to get some external photos now dust has settled.

It’s been a project with its ups and down due to restrictions with the existing property but the overall final product has been worth it.

Replacing a tired cold conservatory with what will be a new home office.

50mm imperial bricks sourced by the team MKM finished with a white and grey cement mix to match existing.

A hip end roof leading to a flat and lantern detail it’s going to be one to take some designing but will make a real focal point of the build.

Wymondham extension landscaping works.

As with a lot of the builds we carry out landscaping wasn’t part of the original scope of works but after going over ideas and previous works with the home owner we were instructed to carry out a full landscaping detail.

Brick wall taken down and fencing installed with gate to give access from parking space into garden.

New 6ft fencing all round.

Home owners garden shed repositioned on a concrete pad.

Sleeper retaining works utilising the brick rubble from cut through works for paving.

39m2 sandstone paving

Raised planters formed ready for home owners plants to be moved into along with the 600kg stones moved by the Compact Crane Services team.

Raised beds formed ready for hedging to road side.

Next stages planting, top soil graded and turf laid.

Finished with permeable pointing to paving.

Wymondham lean to. Foundations dug. Building control inspection passed. Making the most of the preordered roof timbers to save pushing 150 wheel barrow of concrete.

1st of 3 bathrooms at Ingworth taking shape. After utilising Attic trusses on the new 2 storey extension it gave us another room and what better way to use it.
