This spacious Italian Villa set in the tranquillity of the Berici Hills provides you with an excellent base to discover the treasures of Venice, Lake Garda, Verona, The Adriatic and the Dolomite Mountains only one hour away!. A car is recommended and there is ample parking for 3 cars in the drive & in the Garage. Take days out relaxing at the villa with its own Private Pool (7.80 x 3.85) Covered Portico, Panoramic Balcony, Gardens, Boule Court, Olive grove, Vineyards & Woods. Embrace the nature Forna & Flora; listen to the Grass Hoppers, watch the butterflies & chance to spot a Praying Mantis, Iguana & Deer. Feel comfortable with the layout of the bedrooms as it is suitable for two families or sets of friends who wish to share the villa together. Bedroom 1 & main bathroom are off the hall landing. The 3rd door on the landing leads to another hallway with separate bathroom & to bedrooms 2/3/4. Enjoy memorable evenings cooking and eating Al’fresco under the Portico overlooking the Mountains & Val Liona's medieval villages and Villas. Breakfast on the panoramic Balcony overlooking the Colli Euganei (Hills) & Po Valley to the South. On foot explore the springs, fountains, flora & fauna and in the woods, or follow the local footpaths into the hills nearby and find caves and ancient cart tracks. Take a gentle walk down the hill to eat at the popular Pizzeria, Ice cream Gelateria or drink at the bars in town. By car discover the areas gastronomic delights and participate in the local Festas and Sargres. For more details on the area visit my FB page villa berici Notes on accommodation: The Balcony is accessed via Bed 1 & 2. All Bedrooms have Air conditioning & the Villa has free WiFi. The Taverna seats 10 people at the Dining Table, Fireplace, sofa & Bluetooth sound Bar. There is a Drinks Bar with stools & Fridge Freezer . Kitchen has granite breakfast bar stools, electric cooker/gas hob, fridge/freezer, dishwasher, microwave & kettle. Utility Washing machine, hand basin & WC, Clothes line iron/board TV room with sofas & Wood burning stove with oven above for winter booking use only.

Cleaning / Towels / Linen. The Property is cleaned before the arrival of the holiday makers. Towels and bed linen are provided however guests are expected to launder the towels and linen throughout their stay. A cleaning service is available at an extra cost booked in advance.

Outside: Spacious Outside Portico covered & Curtained living space with stone fireside/BBQ seating area, outside sink. Glass Dining Table 8 places, corner sofa & table; Hammock; Wooden Loungers; Cafe chairs. Private Pool for sole use of guests 6.60m X 3.27m aprox. Gardens with scented flowers and various mature trees. The vineyard to the south is being replanted. . There is an olive grove and an orchard with figs, mulberries, cherries almonds, hazelnuts and walnuts. Beyond the Boche (Boule Court) is access to the owners woods is by path from the orchard, follow the paths and you will not get lost. The main garden area is fenced off from the lower terrace however the land and woods are a vast 7 acres and accessible by path from the gardens therefore supervision is advised.
