When do you know to check the sub floor timbers for ROT issues??

There’s are signs to look out for when surveying or even just checking over a property if your a potential buyer

✅ Missing or blocked airbricks
✅ High external ground
✅ Spongy floorboards
✅ Joists bounce when applied pressure

These can all be signs you should investigate further.

Have you spotted these mushrooms before???

They are a sign you have water ingress, it can be from leaking plumbing or water ingress from outside.

First thing is to find the leak then cut these away and check for any damage thats been cause by the water ingress.

Other damage include, damaged plaster , rotten timbers, spoiled decor.

On this day in 1822: Scottish inventor of the pneumatic tyre, Robert William Thomson was born in Stonehaven. He was only 23 years-old when he patented his invention in the UK (US patent is shown here).

Thomson's "Aerial Wheels" were demonstrated in London's Regent's Park in March 1847 and were fitted to several horse-drawn carriages, greatly improving the comfort of travel and reducing noise. One set ran for 1200 miles without sign of deterioration.

A leaking toilet pan can go unnoticed for a long time.

It’s good to know the signs to tell you may have an issue, some are obvious and some not so obvious.. here are 5 signs to look out for..

1- water on the floor around the pan or ceiling below
2- damp staining around pan or ceiling below
3-bouncing floorboards
4-fungal growth
5- red dust (dry rot)

If something looks out of the ordinary , don’t ignore it. The quicker it’s dealt with the better.

These unsightly wee mushrooms are an indicator that you have water ingress.

That can be leaking plumbing to external penetrating damp. If these show up then you’ve got an issue.

Luckily they are not timber destroying so jaunt find and stop the source of water ingress and then cut these away before drying the area.

Has anyone seen or has anyone got spray foam insulation in their loft space??

This CAN be very damaging from a dampproofing perspective but I know all properties are different and not all spray foam insulation will be problematic.

The issue with this in a loft space is..

❌ Trapped moisture in timbers
❌ No access to check timber integrity
❌ Hard to sell the property
❌ Vents can be covered with foam

I’m sure there’s a lot of properties that don’t see any issues but just be aware of the risks or both buying and selling a property with spray foam insulation in the loft space.

Do you know what to look for when viewing a rundown property??

There can be great potential in buying a property that’s needing some tlc…

✅ New kitchen
✅ New bathroom
✅ Plastered and painted

But… do you know what to look for in terms of damp issues?

There could be hidden horrors that will cost you greatly, meaning that new dream kitchen and bathroom may just have to be held back to cover the hidden costs you didn’t know you had 🤷🏼‍♂️

Why would you have rotten timber in your sub floor??

❌ Water ingress
❌ Woodworm attack

Knowing the cause is the most important element of any remedial work. You must identify and isolate the cause then set about fixing the damage.

Covering up damp issues will not deal with it.. it must be

✅stopped at the source
✅the damage fixed properly
✅measures taken to stop it happening again!

Not doing this will result in future headaches.

The fact that they are concealed means unless you do some invasive surveying it’ll be hard to know if they are indeed rotten or not.

Knowing the signs to look out for is vital when assessing a property. Not knowing if timbers are rotten when buying a property can push you over budget (and over the edge 🥹) the cost of repairs can be… COSTLY!

Historic water damage…

The new surface whether that’s gypsum plaster or plasterboard must be isolated from the damp wall by either a cavity or membrane.

If you plaster or dot dab straight onto a damp wall you’ll likely have issues.

‘Drying the wall’ with either time or a dehumidifier won’t get all the water out and won’t stop salt pe*******on.

It’s vital to follow clues or signs of damp when viewing a property.

If the floor is some what ‘bouncy’

If there is damp staining anywhere.

If you see any external issues like a leaking downpipe.

Dont ignore it, trust your gut and follow the trail for peace of mind that there isnt overlooked issues that will cost you later.

It’s not rude to do some digging.. it’s necessary 🫵🏻

Wood boring weevil attack is very common when there is very damp decayed wood.

It can cause a lot of damage if not dealt with.

Finding an attack like below is an indicator you have or had water ingress/ a leak to this area.

You should…

1- Find the source of the water.

2 -Fix the damage that’s been done.

In that order or you’ll have future issues!!

Going by experience I’d say in this instance it’s both!

The source of the issue must first be identified ✅

It must be rectified ✅

The damage must be dealt with fully ✅

Missing any of these steps will result in future problems.

Don’t half ass it 🫵🏻

Why you should opt for an invasive survey…

Yes, it’ll be a bit more work.

Yes, the survey may cost more.

Yes, there may be a bit of mess..

But!

You have no idea what you will MISS if you don’t do some digging.

It could cost you a lot of money if you find out later that there are issues.

Imagine buying a home, new kitchen and bathroom, nice new furniture all ready for insta… and then finding DAMP issue that will result in messy remedial work.
