"Gorgeous home! Meticulously well appointed with high spec appliances and beautifully decorated bedrooms and lounges. The back garden is perfect for dining outdoors. Fabulous location for easy walk to the harbour and the best fish and chips. We could see beautiful sunsets over the coast upstairs at night. I wish whomever decorated this house could style my own home - every detail was so well thought through! The management for the property pick up phone immediately and were very helpful and responsive. Thanks for a fabulous stay!"

Lovely period cottage with one car parking space, 2 bedrooms (1 double and 1 twin bedroom), bathroom, living room and dining kitchen. Stiffkey is a sought after coastal village having a popular gastro pub, and a village shop and deli.

There are many countryside walks and quick access to sandy beaches. Walk along the coastal path or out over the Stiffkey marshes managed by the National Trust, leading to an expanse of beach looking out towards Blakeney Point. Many interesting places to visit such as nearby Holkham Hall.

This exceptionally well refurbished 4-bed house sits right in the heart of Wells-next-the-Sea, with off road parking, convenient for the shops, harbour and coast. The spacious interior is all beautifully furnished & fitted to a very high standard and the ground floor comprises an open plan living dining kitchen area, with a very well equipped kitchen, and a lovely flow between the downstairs and the outdoor space. There are two separate sitting areas, both with TVs and log burners, and an 'off the beach' utility room with shower, washing machine and tumble dryer, plus ample space to dry wet clothes and store beach gear.

The upstairs boasts 2 en suite double bedrooms, both with rainwater showers, a further queen sized room and a bunk room for two smaller guests. There is also a spacious family bathroom. Outside, there is a lovely secure, walled garden that is a sun trap during the day, large outdoor table that seats 8, perfect for all fresco dining on a warm summer’s day, and a charcoal BBQ. One well-behaved dog allowed.

Bluebells early Spring...then late May out come the striking foxgloves. From Holkham beach car park, the path goes three ways, straight ahead to the beach, but take the left footpath, walk about a mile and you come into the lovely pine woods, which in late May are filled with 1000's of flowering foxgloves.

A wait and see stance by second home owners may well see them suddenly blocked out of the holiday let market, it could be a simple case of ‘ use it now or loose it ‘.

A new Holiday Let Registration Scheme & New Planning Class for holiday lets are now officially on the statute books, this new legislation gives local councils the choice to how and when they implement these new restrictions. It is difficult therefore to fully anticipate how North Norfolk District Council will interpret their duty, balancing political pressure on local housing against the £2.8 billion the tourist trade contributes to the Norfolk economy.

Option 1)

Some second home owners are making a dash to rent out their properties as holiday lets asap using the definitions set out by the Small Business Rate system as their goal, hoping this will automatically passport their property onto a new planning use as a holiday let, when NNDC bring this new planning requirement into force.

You cannot apply for Business Rates until your property has been actively marketed and available as a holiday let for 140 days.
You must achieve 70 nights of actual commercial bookings ( non being over 28 days in duration) before applying for Business Rates.

Option 2)

Some second home owners may decide to use their property as their sole and main residence. This for some would prove very inconvenient, but it could be an option in some circumstances, especially when working from home is an option.

May prevent double Council Tax increase in 2025 to be levied on North Norfolk second homes.
May allow you to let the property for 90 days commercially without registering as a holiday let.

Option 3)

Some second home owners may use their Norfolk property purely as a second home used by family and friends ( not commercially advertised as a holiday let )

This may be policed by the Online Travel Agent sites such as airbnb who may be required to only advertise registered holiday lets
