Using the latest technology we are able to ascertain the cause of any problems in awkward to reach areas i.e. roof valleys/gulleys/chimneys, without the need to use expensive scaffolding. Accessing areas up to 10m in height. These reports identify any areas of concern or water ingress and the causes associated with a problem with recommendation on the necessary repairs. Buying a brand new home? Don’t get caught out and be disappointed with your new home! - make sure your home is finished off to a high standard before you move in by having a snagging report carried out before completion of your purchase. The majority of new homes come with an NHBC / Zurich / LABC / Architect’s certificate for a 10 year period, the first 2 years is the responsibility of the contractors to make good any problems with the build, the following 8 years are the responsibility of the Insurance provider – who is working on behalf of the contractor and NOT the purchaser i.e. We provide comprehensive snagging reports on new build property, prior to completing your purchase, enabling the contractors to complete all the necessary works in time for you to move into your new home. We have snagged thousands of new homes for purchasers and have appeared on ‘BBC News North West’ reporting on the poor quality of some new build properties - so are fully aware of the common issues arising – the number of defects vary considerably depending on the finish of the home but unfortunately we often encounter a vast number of defects on the majority of new homes, some quite serious issues too! Letting property/inventory service:
We have a team who are highly experienced in letting property and are fully up to speed with all the legal requirements. We arrange to carry out Energy Performance Certificates (EPC’s) for each property, which is a legal requirement lasting 10 years and enables a prospective tenant to make an informed decision about a property prior to renting. All tenancy deposits are retained on a Government scheme to protect both the landlord and tenant should there be a dispute later during the tenancy period. Gas and Electrical checks are carried out upon request with annual Landlords Certificates issues should gas be supplied to the property, as required by law. Full references are carried out on any prospective tenant prior to renting a property. We provide an inventory service prior to letting a property to protect both landlords and tenants. Asbestos testing and analysis:
