Ownership to Founder/supporting Rightful Ownership to Chhetri:
1. I( Amrit Chhetri)'m not a "Ropar" but 100% Rightful Owner. I/we are not a "BILU"/BPL family and Services (my own and parent's) but 'My Cyber Cottage & Eco-Tourism' ( in Bara Mangwa ) offers High-tech, Healthy and Modern Experience with Herbal Beverages and other services.
2. Ownership as 100% Rightful Owner and Legal Heir-NOC & Gift Deeds(Verbal-Formal) entitled/received from Mother, Mrs. Bhunika Chhetri( as per Affidavit Bhuwanika Chhhetri and Bhunika Chhetri is same person) and Amrit Chhetri's Father, Mr. Chandra Bahadur Chhetri(Both are Indian Nationals, Indian Native/Resident since/prior to 1976) and they are reachable at Mobile +918207263338 , it is for public NOC.
3. I & My Cyber Hubs would/may move to District Court(Siliguri, Darjeeling and Mangpo), High Court(Delhi or Kolkata) or Supreme Court to clear the issues of getting NOC(No Objection Certificates) for Registration and Mutation, if needed.
4. In site-2,besides of two Mamas in Takling and Kalimpong, 47 Decimals of MR. DAL BAHADUR CHHETRI (Legal Rights under Mutual Consent) and 50 Decimals of MR. BAL SAMSER CHHETRI and Miss AKRITI CHHETRI (as they paid us for 50 Decimals), no other relatives and members neither has Legal Rights nor have claimed any keeping my Rightful portion free from the disputes.
5. Any claim by these names including Mrs. Sarita Chhetri and Tek. Bahadur Chhetri, Manisha Rai/Tamang, Bishnu Sharma, Anita Chhetri and her Husband(of Sikkim) and Mr. Vinod Chhetri is not legitimte claim and is illegal and may to support to some of the fake data or picture collected/shared by them. It is also true for physically rightful area, SOL and BOL of 1.61 Acres of Khatiyan 51, Mousza: 0411007 . In this field, Monika Chhetri, Ashok Tamang, Bhim Tamang and family never had arguments with Amrit Chhetri and they don't have any legal rights as registered owner has Deeds and eROR of 1.61 Acres.
6. In site-1, legally and as per ROR(eROR), I'm 100% Rightful Owner of entire 1.62 Acres( Mouza: 0411007, Plots/Daags: 397/399 under Khatiyan 51). In synching with Official/BLLRO Office Norms, I'll support resolving disputes if/when Receipt of payment to me( Amrit Chhetri) at the rate of present Valuation is made available to my(Amrit Chhetri) Bank Account and BLLRO Officials I'm contacting/communicating by phone or email, otherwise area falling the the papers is simply illegally encroached area by entity holding the same physically. Legally, I & family can't sign for Gift Deed as per present Rule/Laws and entity in the context is not Biological or Surrogate relatives of Amrit Chhetri and his own biological relatives have not claimed any portion from Khatiyan 51.
7. Site-3(Below Yandup Lepcha/Gyan Teshing Lepcha's House): Holding Rights for Private Forest(93 Decimals) Leased at Rs. 19000 INR to Late Bharat Gurung/Chhetri( in 1999), legally which is Mr. Chandra Bahadur Chhetri's ancestral rights/portion ', but it is neither returned back to Amrit Chhetri nor he signed any NOC, if mutation/registration done in the past.
8. Amrit Chhetri, is the legal Rightful Owner of BOL and SOL under Khatiyan 51, Mouza: 0411005 and ubder govt. rules he is willing to help in registration if the necessary amount to receiced in my Bank Account. Which is the Primary Requirement in Registration Office.
Secondly, my part/legal rights from biological Uncle, Late. Dhan Bahadur Chhetri(Unmaried) of Dara Gao(Lower Bara Mangwa) , have not been given to me nor parents paid anything on that context on receving from other Cousin Brothers during Rightful Division just after/before his death.During the mutation/registration to Ambika Chhetri aka Sushila Chhetri (M/O Mr. Bimal Chhetri and Mrs. Lila Chhetri ) or to other cousins, if any, Mr. Amrit Chhetri retain Legal Rights to claim/get his portion or the second entity can request him NOC on payment of valuation of his portion in his assets receivable from Late. Dhan Bahadur Chhetri, I was on Tech-Trip(PenTesting and Cyber Security) of Thimphu, Bhutan.
8. In site 2, besides 94 to Mamas( Dal Bdr. Chhetri and Bal Samser Chhetri), 26 Decimals has been decided/allocated as 'JUHNEE', for the parents to pass through Social/Panchayat Rules durration Mutation/Registration.
9. Amrit Chhetri is willing to help Ashutosh Chhetri( S/O Mrs. Manjula Chhetri) for registration of 47-24 =23 Decimal, if permitted by Laws BLLRO Office but ROR/Pattah of Khatiyan 51 does not include their portion although 1300 INR received but no one has Official Paper of formal leasing and return of any of two 47 Decomals gifted ,from/within 1.65 Acres measurement in ROR of 51.
10. Mrs. Sarita Chhetri and her son( of Pulbazar, Bijanbari, Darjeeling) has nothing to claim legally from my Rightful Area( 51 and other Khatiyan mentioned above) and they also don't have any Shares/Digital Assest on My Cyber Hubs and its units(
Amrit Apiculture/Amrit Apiary, My Cyber Cottage, HelloX, QCRL and all 50+ Tech Communities I mentiored and moderating. On consent of her husband she transferred all POA/POI all transferred there own location(Pulbazar).
11. Binod Chhetri , S/O of Late Krishna Bahadur Chhetri has no rights and reasons to claim any part from my rightful area, I need 100% for my Adopted Childrens, myself, my partner/s and to donate to NGO in future and we(Binod Chhetri and his family, Santosh Chhetri, Mrs. Sabitri Chhetri and Amrit Chhetri has not personal difference). Similarly, no personal differences with Prabin/Tikaran Chhetri, Miss Susshma Chhetri and their family.
