Welcome to Casa Xochitlan! Newly built in 2016, this chic townhouse is fully furnished with new furniture, including bedding and appliances to accommodate your needs. Whether you stay in this house most of your time or not during your stay, we want to ensure you feel at home! The townhouse is perfect for everyone, whether you are visiting Nicaragua for pleasure or travel. The place is modern and safe (For your security, there are 2 active security cameras on premises both at the entrance and back yard & neighbourhood is gated with security guards) and is in a quiet and pleasant neighbourhood centrally located to get around most places in Nicaragua.



|First Floor|:

- Living room with black modern sofa to seat 4 individuals. ***Sofa serves as an additional queen size bed and storage space.

Entire house can be accessed. No limitation, other then the shed in the backyard where cleaning supplies and private belongings are to be accessed only by the cleaning lady. Please Note: If you are booking our townhouse per room basis, only the rooms and common areas will be accessed by you. Other bedrooms will be locked.

-INTERACTION WITH GUESTS-
Throughout, before and after your stay, you are more than welcome to contact us via phone/AirBnB messaging/email/social media for any reason. If you require someone to assist you in person, we will be pleased to make your stay better.

- Please treat our home as it was yours.
- Please only use the AC when you are in the room.
- If you smoke, please do so outside the front porch or backyard.
- No party groups, and especially no overnight guests in the apartment (unless there's an agreement and guests use existing beds or sofa bed)
- No dogs/pets allowed.
- Please be mindful about the residents surrounding you and refrain from making excessive noise.
- Security guards watch the residential 24h/day and are only allowed to let registered visitors in.
- No outdoor shoes in the house.
- Check-in and check-out times are flexible. Please clearly communicate the times you would like to arrive and leave to ensure it is possible well before arriving. Last minute changes will complicate things.
- The place will be cleaned before you arrive and after you leave. If you require any cleaning during your stay, please let us know and we will arrange to have our cleaning lady come over to clean the place. Please note that the additional cleaning services will cost US$3 an hour.
- We require you to verify your government-issued ID with Airbnb.
- Before arrival, you will need to email the name of each guest as written on ID or Passport.

-CANCELLATIONS-
Cancel up to 7 days before your trip and get a 50% refund. Cancel within 7 days of your trip and the reservation is non-refundable.

Our home is located in Managua, Departamento de Managua, Nicaragua. Urbanización Xochitlán is a contemporary urban development neighborhood ideal for families and professionals, offering comfort, architectural finishes with high quality standards, earthquake resistant structure (reinforced masonry) and in an excellent location in the city of Managua. Xochitlán is located from km 10 ½ road to Masaya, 1600 mts to the south, or, from km 11.2, 900 mts to the south. The urbanization is fully equipped with cobbled streets, all basic services, potable water, access to conventional telephone line, internet, park with children's games, quiet and family atmosphere and the proximity of all the urban equipment of the road to Masaya.
