But with print, radio and TV ads proclaiming every property project to be the best in its class, it can be quite confusing for the buyer and, most of the time, seemingly difficult to separate the wheat from the chaff.

Here are eight things to take note of to determine whether a property will be suitable to a buyer's needs and whims.

SM completes P1-B Cyber building in QC

SM Prime Holdings Inc., the property development arm of the SM Group, has announced the completion of SM Cyber West Avenue.

The property is a stand-alone commercial and office building along EDSA near the corner of West Avenue in Quezon City, just across SM North EDSA.

Built at a cost of P1.05 billion, SM Cyber West Avenue is a 15-story building with a floor area of 42,941 square meters (sqm) including a basement and roof deck.

The building has built-in support, not just for the business process outsourcing (BPO) sector, but also for the information technology and other sectors of the service industry as well.

The opening of SM Cyber West Avenue follows the opening of SM Makati Cyber One and SM Makati Cyber Two in 2008 as well as the opening of SM Cyber Baguio in 2006.

During the inauguration early this month, SM Prime Holdings’ Commercial Properties Group (CPG) senior vice president Dave Rafael said the building supports the BPO sector, which is one of the fastest-growing sectors of the economy.

“It provides jobs and boosts Filipinos’ spending power, thereby benefitting other segments of the market such as food, retail, and property,” Rafael said.

To date, 10 floors of SM Cyber West Avenue have already been leased to two leaders in the BPO sector.

These BPO companies are Emerson Electric (Asia) Ltd., which occupy seven floors and the Synnex-Concentrix Corp, which will take up three floors.

“Because of its huge economic contribution, we want to make sure that the BPO sector is well supported by providing its workforce with state-of-the-art office buildings that are accessible and strategically located near public transport systems and lifestyle destinations,” Rafael added.

The building’s location is accessible to commuters because of its proximity to the planned MRT-7 project that will connect the North Avenue station in EDSA, Quezon City to the proposed Intermodal Transportation Terminal in San Jose del Monte, Bulacan.

It is also conveniently located near shopping malls, with SaveMore, on the ground floor, as well as dining choices such as Super Duck Milk Tea, Slice and Dice, Sbarro, Gloria Jeans Coffee, Greek Street, and Dunkin Donuts, among others.

For the convenience of its locators, SM Cyber West Avenue also has its own emergency power supply to ensure continuous availability of electricity.

SM Prime Holdings has plans underway to construct more Cyber buildings, which are stand-alone developments that are smaller than SM’s E-com Centers, outside of Metro Manila, Rafael said.

Newly-listed firm Phoenix Semiconductor Philippines Corp. (PSPC) will pursue with its bullish expansion plans in the Philippines following its successful debut in the local bourse yesterday.

PSPC, a local unit of South Korean semiconductor giant STS Semiconductor & Telecommunications Co. Ltd., yesterday became the first Korean company to list in the local stock exchange.

Its stock opened at P3.40 and finished at the same level as its offering price. The firm was able to raise P1 billion from the sale of 459.39 million shares at P3.15 each.

With funds now in place, PSPC chief finance officer Kim Dongjoo said the company would start next year with the expansion of its manufacturing plant in Clark Freeport Zone in Pampanga.

Dongjoo said the firm is investing $173 million for the expansion program which would boost the existing plant’s production capacity by 70 percent.

PSPC is embarking on the expansion of its facility in hopes of widening its customer base to non-Samsung companies.

The company manufacturing plant at present serves only the requirements of Samsung Electronics Co. Ltd. and its customers.

Dongjoo said PSPC is currently in talks with two to three American companies and a Japanese firm as potential new clients.

He said a third phase of expansion is also being looked at in the next three to five years as the company continues to remain confident in what the Philippines has to offer in the manufacturing industry.

“We are 30 percent cheaper than Chinese manufacturing, with labor cost as the major reason. The Philippines has very competitive points,” Dongjoo said. (PS)

Roxaco Land Corp., a partner in the development of the successful Punta Fuego and Terrazas at Punta Fuego communities, is positioning its latest high-end development, Anya Resort and Residences in Tagaytay, into a world-class resort brand.

According to the company’s executive vice president Santiago R. Elizalde, Anya will be more than just an ordinary resort community. The promise of this unique way of living can be seen in the enthusiastic take-up of the community’s Phase 1 development, with all open lots in the inventory sold out.

“With many Filipinos already being well-travelled, they’ve seen the best of what the world can offer, encountered the unparalleled kind of service from their fellow Filipinos in the service industry, and they wonder, ‘Why don’t we have these at home?’ So we’re taking that need for a retreat, that degree of sophistication, as well as that iconic world-class service and hospitality Filipinos are known for, and we bring it together for a winning formula with Anya,” he said.

Warming up to his theme of bringing back home the unique brand of service as Filipinos only can provide, Elizalde notes how well-entrenched our countrymen have become in the service sector. “We’ve practically put our stamp on this segment; plus, the Philippines is recognized as the backbone of the leisure industry, but we still don’t have our own resort chain brand that can be truly considered world-class. If there is a time to establish our own brand, now’s the time to do it, hence, Anya.”

The hotel component of the Anya development is set to open a year from now, in December 2015. This will give potential investors an early window upon which they can study this unique investment opportunity, as only Anya can provide them the chance to recoup their equity investments immediately starting early 2016, unlike condo developments where development can take up to five years before turnover and is only when earnings can begin to kick in.

Their investment program offers 100 percent security, flexibility and control for the investors. Each unit comes with a certified condominium title and revenues are shared across the entire inventory, according to square meter ownership. These units form part of the core inventory of the resort, and as revenues are generated, the earnings are split 45 percent to the investor and 55 percent to the hotel owner. Also, under Anya’s unique investment plan, investors are guaranteed an average annual net cash yield of 7.4 percent which does not include the capital appreciation of their Anya unit during the initial five years.

Roxaco is the property development arm of publicly-listed Roxas and Co. Inc., the investment holding company of the Roxas Group helmed by Pedro Roxas as its chairman and president. Its main holdings are raw real estate located in Nasugbu, Batangas, sugar-related assets and businesses held through Roxas Holdings Inc.(PS)

SM group plans more solar projects

SM Prime Holdings Inc. is set to embark on additional large commercial rooftop solar projects for its malls next year following a successful installation at the SM City North Edsa, currently touted as the world’s biggest solar-powered mall.

At the formal launching ceremonies Monday, SM Supermalls president Annie S. Garcia disclosed that the group was now targeting to put up a similar solar power project in SM Dasmariñas, Cavite, where 3,243 solar panels would be installed to generate 800 kilowatts by May 2015. At the SM Mall of Asia, more than 10,500 panels are expected to be installed to produce 2.7 megawatts before the end of next year.

Garcia added that they expected to continue working with Solar Philippines with the two planned projects after a successful partnership on the 1.5-MW solar facilities installed at the SM City North Edsa. Although the capacity of these facilities accounted for only 5 percent of the mall’s electricity requirements, this could save SM Prime as much as P2 million in power costs every month and offset 1,200 tons of carbon dioxide emissions, equivalent to planting about 6,000 trees a year.

The capacity of the 5,760 solar panels installed at the SM City North Edsa was enough to power 1,000 households, or charge 21,285 mobile phones, or light up all the 16,000 lighting fixtures, 59 escalators and 20 elevators at the mall.

SM Prime did not disclose the amount invested for the project, but Energy Secretary Carlos Jericho L. Petilla estimated the investment at P130 million to P140 million. Apart from the SM malls, the Manuel L. Quezon University in Manila is also using solar facilities, while St. Scholastica’s College is expected to follow suit.

“The solar rooftop project is part of SM Prime’s continuing commitment toward making its operations sustainable and environment friendly especially (as) the Philippines (is) facing a potential energy shortage from 2015 onwards due to increasing power requirements and limited energy resources,” SM Prime said in a statement issued during the launching ceremonies led by President Aquino.

Prior to the SM City North Edsa solar power project, SM Prime was already operating a 1.1-MW solar project, made up of 3,740 panels, at its mall in Xiamen, China.(PDI)
