First floor of the house is framed, finished with those silly little screws. Hot and cold water tie ins for the house are done, and 2/3 of water lines are installed. About half the downstairs electrical work is finished as well. Next we finish water and power, insulate, and start hanging drywall ..progress

Well, it's finally done. 12 yards of 3500psi concrete, out of the truck, flat and finished. The big L shaped deck over the marquesina, 52x10' on the long side, 23x11' on the short part, makes an amazing rooftop hangout space for the main house. We also got the driveway finished as well as a 3x12' sidewalk behind the house for concrete measurement "overage". Gotta love the view from that upstairs deck.

Getting close to concrete time again. Everyone likes a little balcony with an ocean view. This one happens to be 10x52 feet over the marquesina parking area and someday outdoor second kitchen. It wraps around on the street side to make the bottom of the L another sizeable space of 10x23 feet. ..and check out that view.

Two days ago, the municipio "operation brea" street repaving finally visited us and gave us a street (first picture). Today, the crew was back as we had them pave our parking area. This should finally cut down on layers of dust on our solar panels, and makes the place look... well... done.

A little assembly line work. Setting up fixtures to speed drilling 3 holes in each of 20 galvanized angle pieces, soon to be mounting stanchions for our railing posts on the marquesina roof, master suite balcony. 20 pieces, 60holes, one cobalt drill bit, add water for longevity.

The work on the marquesina superstructure is coming right along. The border that will be the permanent outer concrete form is now up and fully welded. Next comes 2 inch angle for the top edge of containers in front, then concrete jacks and formboards to reinforce the galvalume we'll use as concrete pans.

More white paint, makes things look a bit more civilized looking. Of course, this is only the first coat, and we know the rust neutralizer will bleed through a bit, especially the top floor, but sealing everything means no more oxidation. Next, the galvanized 3-1/2 inch edging around the top of our steel work that will also be the concrete form when we pour the marquesina roof

It took a while, but superstructure for Marquesina is finished. Columns are 12ga 3x3 inch square steel galvanized tubing, holding up lots of 4 inch 7.7 pound I-beam. It will sit for a couple weeks now, because the sheet metal shop making our border for the concrete roof is closed until after 3 kings day. Remember, in Puerto Rico, Christmas is a 2 month holiday.

Not only is Robby our jefe de concreto, our concrete boss, he builds a mean fence. Because of the concrete for the driveway and msrquesina, to keep everything even, he disassembled and custom cut 2 panels to fit perfectly. The one near the house will be made into a gate. The concrete on and around all the units is about done. It's work on the house this time. This will become the marquesina (carport), and inside the fence, the outdoor kitchen and barbecue, once the roof is done and poured. Another fine day at Fiona's Paradise.

Robin Gonzalez , Robby has been having fun being creative as he finishes sections of the second floor railings. The top rail is on, with a 1x4 as a barrier to keep your drink from going over the edge. Two long runs have eight of the ten 1/8-inch stainless cables installed. The railings for the steps and landing are next.

Unit 1 is pretty much done, and the kitchen area is ready for visitors. Robin Gonzalez, Robby, did a wonderful job on the backsplash as well as the tile throughout.
Kitchen has stainless sink, undermounted on the quartz counter top. It also has a two burner gas stove and a gorgeous retro fridge (yes, it's really red). Cabinets are water, rot, and termite proof white PVC, as is the window and baseboard trim throughout the units. We even have artwork on the walls already.

Anyone who lives in Puerto Rico knows there can be frequent power and water outages. Fiona's has solar power, so that's not a problem. Water, however, was... until now.
The new water pump is in, supplying the entire place with water from the 500 gallon cistern located in "ninteen", the 19 foot piece of container between the house and the four units, to be used as storage and as protection for this new water system.
The pump is not a backup system, but supplies water 24/7 as if it was connected to a well. A float valve in the cistern supplies street water, keeping the cistern full as water is used. There's now an automatic 500 gallon reason why Fiona's will never lack water again
(Future rainwater collection in the works as well)

One of the fancy new locks is installed on unit 1. For not a lot of money, this thing talks to you and unlocks via phone app, fingerprint, or a 4 to 8 digit security code. In case of emergency, it even has an old fashioned key. The outside unit is a simple and plain high gloss black until one touches the face. P**f, a numeric keypad appears. Clean, sleek and modern!
