Happy Year of the Dragon! The third project is live - Chinese tea house on Tungyipeng. Thinking about serving hot and cold Chinese tea with some candy. Plan is to open it by the month end.

Butterfly Lovers House in Jaylee Village

PRICE
1 month: 10,000 THB + electricity
2-6 months: 9,000 THB + electricity
7-12 months: 8,000 THB+ electricity
Electricity is charged per market price (no markups and surcharges)
Water and internet (500 Mbps) are free.
AC is installed in the bedroom. The house also has two electric fans.
The price includes a weekly washing of the bedding and bathroom towels.

PAYMENT
You can pay using cash, bank transfer, PayPal or Wise.

ABOUT THE HOUSE
The house is located in a village near Lanta Zip Line. It is a 10 minute motorbike ride away from Khlong Nin Beach, Phra Ae Beach and Old Town. It has a bedroom with a king size bed, a bathroom, small kitchen, patio and a garden behind the house with a small pond. The house has AC and two fans. The neighbors are kind and friendly.

MULTI-YEAR LEASE

YEAR 1-4: 200,000 THB
(one-time payment of 200,000 THB after contract signed)
(no deposit required)
YEAR 5 and onwards: 150,000 THB/year
(paid each year)

ABOUT THE PROPERTY
The property includes:
* 2-bedroom family house
* 2 bungalows
* foundations and a frame for 2 more bungalows.
* big garden

The resort is located in the residential area of Kantiang. Electricity and water are installed.
From what I have seen, the floors and the roofs will make the biggest part of renovation costs. The good news is that roofs and floors were made of cheap materials and the people who build the resort are available for help. The walls, doors, windows, stilts are made of quality wood and do not require major renovations. The second issue will be cleaning.

OFFER BACKGROUND
The owners contacted me as they wanted to sell the wood used to make the buildings in the resort and use the money from the sales to open a restaurant. They are tired of hotel business and want to do something different. When I saw how beautiful the property is, I suggested leasing it. They were thrilled. It turns out they did not want to see the property torn down too. So, basically, it is either leasing it or tearing it down and selling the building materials. I did not lease it myself, as I cannot afford the asking price at the moment+I want to focus on the Little Thai Houses.

PRICE
1 month: 8,000 THB + electricity
2-6 months: 7,000 THB + electricity
7-12 months: 6,000 THB+ electricity

Electricity is charged per market price (no markups and surcharges)
Water and internet are free.
No AC, just fan. However, AC will be installed for tenants who rent for over 6 months and pay the entire rent in advance. The AC and installation will be free of charge.

PAYMENT OPTIONS
If you want to pay per month, 1-month rent deposit is required. The deposit will be returned to you one month before your rent ends (in case of 1-month rents, upon rent expiry).
If you pay all at once, deposit is not required.
You can pay using cash, bank transfer, PayPal or Wise.

MOTORBIKE RENT
I can also rent you Honda Wave 110 for 3,000 THB/month. Gasoline and possible repairs are not included.
The motorbike is legal and registered.

ABOUT THE HOUSE
The house is located in a village near Tungyipeng Mosque. It has a bedroom with king size bed, a living room, a big kitchen and a bathroom. It also has a small garden in the back, overlooking the mangroves. The house does not have AC. It has a fan. However, for 1-year tenants that pay the entire sum up front, AC will be installed free of charge. The neighbors are good and kind Thai family from the former village chief. The village is generally safe and quiet.
