Happy Thanksgiving. We have so much to be grateful for!!!

Framing on the Riddell/Schwarder project begins next week instead of next Spring!!! We are very grateful about this and so are our clients. We can't wait to see this project become a home for our clients. Go to https://www.reedmountain.com/blog/2023/3/4/river-run-residence to see photos.

Progress on Chad Riddell and Jon Schwarder's home continues. Thanks to 406 Engineering and Mountain Plains Surveying (Sean and Jordan), we were able to provide the required information to satisfy the needs of the Missoula County Sanitarian. Building on the river with floodplain requirements can be challenging but we got through the permitting process in six weeks with all of our hair still on our heads!!!

Stenerson Brothers (Randy and Kelly) have been prepping for the foundation and Whetzel Concrete is beginning to form to prep for underground plumbing. At this point, the framers have indicated they may be ready for framing mid November instead of Spring of 2024! We are in the process of going through all of the bids received for the build and finalizing the build contract. We can’t wait to watch this home become a reality for Chad and Jon.

We are progressing nicely on our project for Chad Riddell and Jon Schwarder (River Run Residence). Waste Less Works did an incredible job with the deconstruction. Steve and Kevin with Snow Mountain Electric, efficiently as always, got the power located to the project site. Rory and Kent with Abode Design knocked it out of the park with the design and plan quality. Permits have been applied for and we are ready to begin site improvements while the permitting process proceeds. Jon and Chad are very excited and have enjoyed their visits watching some of the work occur. Go to https://www.reedmountain.com/blog/2023/3/4/river-run-residence to see photos.

The mother-in-law quarters for Bill and Susan are completed. The final walk-thru was May 8th with one significant punch item - the missing dishwasher from Lowes. It was delivered and installed today. Susan and Bill have worked hard and Ivey is already moved in. What an amazing Mother’s Day gift for her.

Our thanks to our subcontractors and vendors for helping to create this beautiful home for Ivey to have in her new life chapter. Your hard work and talent helped to make this happen for her and her family. What we do in the building industry contributes positively to peoples’ lives in such an important way. We are proud to be a part of that but couldn’t do it without you. This is why we haven’t retired and don’t envision doing so for some time. We love what we do and who we work with. Thank you for keeping that spirit alive in us!

We have been working with Bill and Susan for over two years now with their main house and then the MIL Quarters. They feel like family and we are so grateful that they picked us to do their project(s). It has been very rewarding to play such an important role in their new journey here in Montana. We hope they live happily forever in their beautiful and efficient space. Thank you, Susan and Bill.

Progress continues on the Pickett MIL Quarters. Gutters and downspouts, finish electrical and plumbing, and masonry work are finished. Weather delayed exterior paint. Finish mechanical nearly complete. We’re missing the dishwasher we ordered and paid for last year (thanks to Lowes) but we have a temporary being delivered tomorrow just in case the one originally ordered doesn’t arrive until June!!!!! Always need a backup plan!! Floor transition from main house to MIL Quarters is done. Now we are replacing the wood in the front entry with tile so the ADA compliant threshold works efficiently. Finish carpentry is completed. We are grateful for our subs who have kept things moving forward. We’re almost done!!

One of our next projects is a new home build on the river in Huson, Montana. It is about 25 minutes from us. The lot is gorgeous and, once again, the clients will be a pleasure to work with. This project will require existing structures on the building site to be demolished/recycled along with an upgrade to the septic system. Go to https://www.reedmountain.com/blog/2023/3/4/river-run-residence to see photos.
