Another milestone at the new headquarters. Final coat of epoxy will be installed today with our trade partners Boston Garage. Next up we will continue with the pine cladding on the lower level with board and plastering commencing on the upper level next week.

One of the guest suites at a recent Boston Waterfront Renovation.

Due to the waffle concrete slab, restrictions with coring and no access from below the shower platform was raised to accommodate the drain.

Metal Framing Progress at our Boston Penthouse Renovation.

As a standard from our in-house team of carpenters the framing is exceptional.

All walls, ceilings and trays are set with laser levels to ensure we are perfectly level, plumb and square. I love to see the team express their pride and passion for what they do down to the little things like aligning all their metal components.

Earlier in the year our Mason team provided a full scale mockup for the client to approve.

Large reclaimed granite with soap stone firebrick laid in a herringbone pattern was fitting for this era of home.

Reclaimed chestnut flooring with the ship lap pine creates such a warm and inviting space with breath taking views of the ocean.

When people ask why we go to the extreme and costs in using 1/4”
Tempered Hardboard to protect our floors instead of Ram-board or paper?

Our Answer: A picture tells a thousand words.

• 4+ months since the floors were finished.
• We let the finish cure for 10 days before we carefully protected the perimeter with paper and green frog tape.
•We then installed the tempered hardboard through the home with 200+ sheets using Gorilla duct tape to secure the board at the perimeter of the Roslyn paper, keeping Board back 2” from baseboard.
• All the field board joints were taped the same duct tape.
• 4 months later and thousands of hours of trade floor traffic, ladders, tools etc. we have peeled it all up.
• End result, the floors are immaculate. The same as the day we protected them.

Moral of the story, we go that extra mile!

Hardscape & Pool progress at our Queen Anne Victorian Build.

Early Summer of 2024 will be well and truly enjoyed by our clients when this scope is handed off.

We are pleased to announce from the spring of 2024 McCormack Builders will have the capability with almost 5000 square feet of ground floor shop space to precut all our new home frames off site.

What does this mean for the client?

Build Benefits:

• Provide a more controlled site without having tons of lumber sitting around waiting to be cut.
• All lumber precut and stored in a controlled climatized environment until the site is ready to receive.
• Maximum efficiency from a frame perspective with having so much work done offsite and behind the scenes.
•Crews not battling the weather, increasing site production.
• Decreasing the overall build time on new homes and meeting aggressive timelines.

Offsite Production:

• While site work is underway with excavation and foundations the McCormack Builders Frame team will be working on precutting the entire frame.
• All the lumber for the walls and roof will be shipped directly to our new facility.
• From here we will precut all the wall components, king studs, jack studs, headers, sills, cripple studs etc.
• We will also precut all the roof framing components.
• Steel beams will be prepped and built out as needed offsite.
• All exterior trim kits for windows and doors will also be made off site.
• All components will be labeled, banded and shipped to site on our flatbed trucks when the frame team is ready for them.

We are almost complete with the main house and garage and excavation has commenced for the new pool.

The Landscape team will be onsite next week to complete all the work at the front of the home.

The kitchen at our New Mid Century Modern Build.

Today is Day 210 of the 5500 square feet build, the house is furnished and the client has moved in.

We accepted the challenge of the build timeline which was pretty ambitious to say the least but I’m thrilled to report we have met the challenge. We are exactly at Day 210 of the build. Carful planning and exceptional project management from our senior PM together with our incredible trade partners has made this happen.

Progress update back at the new HQ. Walking from the hallway that leads to the showroom and 2nd floor mill shop takes us to the office section of the building. The inner core is intentionally lighter than the outer core. Our meeting/conference room is dark with natural light flooding in through the skylight and will be finished with white contemporary furnishings. •Finishing touches are underway to the interior painting phase in preparation for our Sprinkler team, LIfe Safety, Electricians and Plumbers. • All interior door jambs and protected and the doors will remain off until our trade partners are complete. • Up next is the custom steel stairs from in the foyer with rift and quarter white oak floating threads. • Getting close to the finish line. Providing the proper environment for trades to do their work efficiently is paramount to the success of our projects. None more so than the painting phase.
