Hey!! Big News!!
Today The Fluent Floridian Reached 500 ORGANIC Followers🥳🥳
On a whim I came up with this idea last July (2022). Honestly, because I still work a full-time job I have not devoted a great amount of time to this little biz. I do however LOVE the idea and the tours I have hosted thus far. Thank you to all my followers and likes. My hope is that if you are considering a move to Pinellas or Pasco area you will reach out for a personalized tour. I am a knowledgeable and FUN person!

A stroll through Largo, FL. in Pinellas Co. A quant downtown, just south of Clearwater, and borders Belleair & Belleair Bluffs.
The photos taken are all centralized from West Bay Drive (main throughfare in downtown Largo) over the Belleair Causeway and within a 3mile radius. I live in Largo these days and love the revitalization. So much to do and so close to home makes Largo a great community for family and retirees.

Happy New Year!
We are chilly here in Pinellas Co. A true Winter for us Floridians. It was a Christmas that brought lowest temps in years. Enjoy these photos taken by my friend, who lives on Indian Rocks Beach. Indian Rocks is a small community just 6mi south of Clearwater Beach. You can see in the maps photo that Largo is just off the beaches of Indian Rocks and is now where I live. I will get out and photograph Largo for you to see what a quant community Largo has become. Indian Rocks Beach is absolutely beautiful!

Hurricane Ian has made landfall south of Clearwater where The Fluent Floridian resides.
We are feeling very fortunate and blessed that we have been missed once again. If a direct landfall were to have come here, Clearwater Beach all 3 bridges from Pinellas to Tampa would have been nonexistent. Fort Meyers is getting slammed, while just 75mi north we haven't even lost power (and hopefully won't).

Are you watching this hurricane from the north and wondering if FL is such a good idea? As a Native Floridian, I have been through a few bad storms and even a few hurricanes. Usually, I cook up a few meals and store in ziploc gallon bags, store water by the gallon in the freezer for dual use, and I found these cool little lanterns at Dollar General. If it looks like a more direct hit- I will be taking a few extra preparatory measures. I will keep you posted....

I just completed my first tour of Pinellas County with a couple looking for a price point for home at $600k. This couple was hoping for new construction. I knew going in that there is little-to-no newly constructed single-family homes here in Pinellas. I did locate and we visited 2 small communities and since this tour, I visited a third community as research for future clients. You'd think with a $600k budget you could buy a very nice home. However, it is basically unrealistic in today's market. Honestly, after living here for 45yrs it is hard to get used to NOT finding a new home at this price point.
So, what I can tell you is that if you are able or willing to go $715k with a decent sized lot, it can be done in Tarpon Springs. There, you can still make modifications and choose all colors and finishes. Palm Harbor offers a small community of just 30+ lots (with many sold) with specs already determined and starting at $750k, which means more like $825k. Who wants to spend that kind of money and not have any choices? Most disappointing is the development in East Dunedin/Clearwater (far from downtown and water) that are selling for $1.3mil directly off of a busy road. These homes have also already been completely specced out, hence no choices or modifications.😏 Nearly every little postage stamp of land has long been developed here in Pinellas. I do see new home construction in Pinellas Park/Largo. I have not visited these homes, but I believe they are sprinkled on lots that are mixed in with "not-so-nice" areas for $500k+.
So, keep that in mind when considering Pinellas and hoping for newer construction.

Today's drive took me to Zephyrhills, FL. to visit a friend. Then, downtown Dade City for lunch. On the way home, heading west on 54 (just east of Wesley Chapel) made a stop for some roadside goodies. A lovely rural area north of Tampa.

I am a native Floridian. I have lived in Orange, Seminole, Pinellas, and Pasco counties. I know much about Hillsborough county too. I have been tootling around Hernando and Citrus county as of late in search of land and know these counties pretty well too. I am a teacher and just retired. I have driven Uber for the past 6yrs and often find myself acting as a "tour guide" when driving. I got to thinking, since retiring- I can show you Florida! Basically, Gulf Coast from Citrus Co to Sarasota Co, pushing east to the central FL areas. I know schools in 4 immediate counties, I know all the beaches, neighborhoods, nightlife, and major companies and corporations, especially in Pinellas and Hillsborough. I also have friends of 20+years from these same areas who are realtors that I trust.
What I'm getting at is- if you want to come down to any of the above locations to learn and discover, I can be your driver and teach, inform and take you all over.
