TMI moment 🤷🏽‍♀️

I hope to help someone🥰

You guys know how much I did with transformation Tuesdays for years … for 3 years I was dealing with a nail fungus that developed from going to a nails shops

It was embarrassing. My toenails were black, cracked and from putting acrylic trying to make a nail it cause my toe nails to turn to mush and need to be cut all the way down…

After 2 years consistently eating bee pollen.. washing my feet with a scrubber and medical grade sterilizer, treating after with 70% rubbing alcohol and putting on Jubil topical with no closed toes shoes on unless I was working ….i only go to Russian nail shops now …here I am today!!! Finally can go walk around with out the embarrassment….

Today as I read all the Father’s Day post I am reminded of all the fathers who REALLY step up and raise their children in real life.

The ones that don’t need a day, or a new woman in their life to show genuine regard for their kids.

As I am with my kids on Father’s Day.. I salute the real men in their children’s life, in real life!

This was how my son was able to play football for the first time in 6years. It’s the non judgment and the high fives for me.

If you have a child with special needs. Look for the miracle league in your area.. the emotional support is second to none🥰

What happens after your offer is accepted? Let’s talk about it.

DEPOSIT EARNEST INTO AN ESCROW ACCT
The earnest money (minimum 1% of offer price/can vary) will be put into an escrow account that is managed by a neutral third party (typically a title company) who holds the money for the duration of the escrow period. They will manage all the funds and documents required for closing, and your deposit will go towards your down payment which is paid at closing.

SCHEDULE A HOME INSPECTION
Property inspections are done to make sure the home is in the condition for which it appears. There is no fail or pass, it’s about what you are willing to take on as a homeowner. Also, depending on the loan type (if any) some repairs may need to be addressed prior to closing.

RENEGOTIATE IF NECESSARY
The home inspection will tell you if there are any dangerous or costly defects in the home that need to be addressed. You can then choose to either back out of deal completely, ask for a seller to make repairs, negotiate a lower purchase price or concession to handle the repairs yourself.

Underwriting & Loan Documentation
During this time the underwriters will be requesting documentation to finalize your loan application and lock in your interest rate if you haven’t done so already.

ORDER AN APPRAISAL
An appraisal will be required by your lender to confirm that the home is indeed worth the loan amount. The appraiser will consider factors such as; bedrooms, baths, stories, the home age, location, size and condition to determine the current value of the property using recently sold properties as comps. An appraisal waiver can be signed using a conventional loan; partial or full waiver. A partial waiver means you’ll cover (X) amount if the house appraised at (X) amount. A full waiver means you don’t care what the home appraised at you’ll cover the entire difference out of pocket.
