I've had the pleasure of meeting Jim Sanders over the last couple months as we have been petitioning to add Americans for RFK Jr. 2024 to the ballot in NC.

Little did I know what he does in his retirement. He never said, and I never asked. Shame on me!

What small farmers do, like RambleRill Farm and Holmes Brothers Farm and the many others is so important. Feeding children fresh produce rather than cheap processed food is a beginning to a healthier country.

Music Fans, Raleigh’s Dreamville Festival is happening April 6th and 7th. An estimated 40,000 people will attend. Durham NC Staybnb were booked well in advance.

Though we are 50 minutes from the venue, that travel does not stop dedicated music fans for a comfortable stay with a full kitchen and fast WiFi. And even Pet Friendly!

I should not be surprised, as I journey 45 minutes late at night to my pals West Jefferson cabin after 3 nights at MerleFest

With the crowds that will be in Raleigh, Downtown Durham Events will be less crowded and those staying in Durham will not be disappointed.

Continuing Education is such fun, especially when you are retired.

Had a super informative Social Media Lunch and Learn with Rose Farrales and BOLD Real Estate - Chapel Hill Homes for Salein Pittsboro today.

Learned much and was reminded of many practical social media actions to take for Durham StayBnB and for Forty Acres Concerts

And when not doing Social Media Rose also sells Real Estate.

Her class was an example value giving real estate marketing.

Returning Guests

One of the very satisfying aspects of hosting is the number of
repeat guests we have coming back to our units.

Many of them are for family and holiday visits while others are
for returning hospital visits to Duke University Hospital or the Durham VA Medical Center . And, can't forget, parents visiting their children at Duke University.

We appreciate that so much as this is positive feedback for
us.

We also find that repeat guests are very helpful in
letting us know about little things that need attention or
unit additions that would make their stay more comfortable.

Though we are listed on Airbnb and Vrbo we recently started direct booking at www.DurhamStayBnB.com.

This may not seem like a big deal, but it actually is.

For hosts, it helps us with rule and algorithm changes that can
wreak havoc with our rankings and hence bookings.

Well gosh, for the first time in 7 years, we did not make Super Host this quarter. AirBnB's rules are very strict with no forgiveness when things go wrong in a home.

A water heater fitting on one unit broke and the basement was flooded with 9 inches of water by the time it was discovered.

It was an easy fix for a plumber, but the entire basement needed to be remediated, with loud fans, possible excess moisture, and odor that could creep upstairs to the living area.

We did not want to subject our guests to this, so we canceled the reservation after speaking with the guest and AirBnB.

Normally we would have relocated them to another of our units, but we were all booked.

Lesson Learned: Have the guest cancel the reservation and give a full refund.
