Duties will include, maintaining accurate records, overseeing care and maintenance of the property including curb appeal, tracking the portfolio’s financial performance, employee management, regulatory compliance, and performance of management tasks and reports in accordance with current company standards. Additional responsibilities will grow with the company to include marketing, developing and managing marketing programs in specific channels including social media, supporting business objectives, lead acquisition, fostering and solidifying customer retention throughout the various companies, executing business development agenda and projects, provide sales support, advance brand building of the various facets of multiple companies, and the future growth into a project management position overseeing large scale redevelopment projects. Property Manager Job Responsibilities:
Tracking all accounts payables/receivables and providing a monthly breakdown on revenue and P/L statement. Meet with investor monthly to discuss maximizing returns.
Maintain property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.
Monitors local markets to retain competitive rental rate and calculate overhead costs, depreciation, taxes, and profit goals.
Attract tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units.
Contract with tenants by negotiating leases and collecting security deposits.
Maintain records and accomplishes financial objectives by collecting rents, paying bills, preparing an annual budget, scheduling expenditures, analyzing variances and escalating as needed, and initiating corrective action.
Maintain property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and scheduling necessary repairs, planning renovations with approved contractor(s), scheduling and maintaining landscaping and snow removal services as needed.
Maintain scrupulous records of building systems maintenance services and supervising repairs.
Oversee and maintain records involving security of properties by coordinating installation and maintenance of security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies.
Enforces occupancy policies and procedures by confronting violators including but not limited to, sending formal violation notices and the filing of any applicable eviction/ejectment actions needed.
Establish and maintain organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value while creating and implementing best practices.
Market through various channels involving the multiple departments and facets of the company.
Develop marketing programs at the proposal stage for the various facets and projects throughout the company and make recommendations on marketing tactics.
Work with the other marketing teams, and external agencies and vendors to increase exposure and overall customer base throughout the real estate and contractor departments of the company.
This is a salaried position with potential for various bonus structured incentives. The position is intended to be a traditional 40-hour work week, but the right candidate willingly understands that emergencies do happen, and will need to maintain availability with a positive attitude.
Property Manager Qualifications / Skills:
Motivation for sales and general contract negotiations
Familiarity with applicable local, state, and federal laws and regulations
High level of organization and attention to detail
Competence with office management software
Internal communications
Listening and ex*****on of assigned tasks is a priority
Experience building complex marketing programs and reporting on the results
Exposure to digital and direct response marketing
Competence as a creative writer with an eye for great emails and landing pages
Strong project management skills
Strong problem-solving ability
Ability to travel as necessary throughout the general Philadelphia and Southern New Jersey areas
Education, Experience, and Licensing Requirements:
High school diploma, GED, or equivalent
1-3 years’ experience in real estate or sales preferred
1-3 years’ management experience a plus
Solid knowledge of office software such as Microsoft Outlook, Excel, and Word
