The potential for a four-home property in Brinkhaven is truly limitless.

Last year, 34383 Twp Rd 351, Brinkhaven brought in nearly $55,000, but listing agent Ethan Whitaker said profit should and could be vastly higher.

“For example, the Caretaker’s House, for the majority of the year, was not even available because the owners were living there while they built the Barndominium,” Ethan said. “Then there was a period of time when it was reserved for family use, due to a potential relocation”

Then there’s the main lodge.

“Based on market analysis and research, all properties were listed on Airbnb for far too low,” Ethan said. “Based on the market and the area, and with it sleeping 12 people, in non-peak season, they should be listing it for about $400-600 a night, then during peak season and holiday weekends, anywhere from $900-1100 a night.”

Currently, the property is listed on Airbnb for less than $300 a night.

The Cabin currently has a 2.5-year, long term renter, who will continue living there, and is renting at $1,600 a month, which is $19,200 a year in revenue.

Currently, the Barndominium is being used as the owner’s primary home; but could easily be added to the short-term rental portfolio. At 2 bedrooms and 2 bathrooms, this could easily sleep 4-8 people and would be a similar rate to the “caretaker” home at $349 a night.  That would be another, roughly $4,200 a month in revenue.

Why is the area so hot for visitors?

For those who enjoy hunting, Coshocton County is well known for being a prime location.

Ethan noted that a windstorm last year brought down a lot of trees and created even more of a great atmosphere for wildlife., with the deer loving all the down trees and brush.

“This property has such huge potential to be a thriving business on its own,” Ethan said. “Additionally, it has two stocked trout ponds. This is incredibly unique for the area and I would love to see the Trout Club Membership revived. I would be thrilled to give someone a private tour and tell them more about all this incredible property has to offer.”
