The Newsletters no longer lend themselves to being added to the Picture libraries. Since I know we have a number of people that like to keep up with what goes on at the Kona Reef Complex I thought I could extract and post some of the latest activities and changes/updates.
Looks like the Reef is starting to get serious with the increased traffic on Alii and it's associated parking issues.
POLICY SPOTLIGHT
PARKING
– Kona has increased the lots that require payment to park, and construction on the property next door will eliminate a good portion of free street parking near Kona Reef. As a result, parking within our private garages is likely to see increased usage/abuse. The AOAO has contracted with a towing company and will be enforcing ALL policies. Please remember:
Guests (overnight) must have a parking permit clearly displayed in the front windshield. Permits must be completed and show unit number and dates of stay.
Visitors (daily) must have a parking permit for the day, clearly displayed in the front windshield. There is no designated visitor parking.
Owners must have a Kona Reef sticker in the front windshield (see Resident Manager for sticker)
Cars should be moved regularly. Cars being left in a stall for more than 48 hrs. should be in a long-term parking spaces. (See Resident Manager to rent a space). Cars parked 48hrs. in any regular parking space, without permission from the Resident Manager, will be towed at vehicle owner expense.
Only the Resident Manager is authorized to block spaces for incoming/outgoing long-term parking or other parking needs.
-- I will be providing the required parking pass for all my renters, so when you come for a visit to the Reef, be sure to remember to utilize them. --
Welcome to KR
Join us in welcoming Beau Lumanlan.
Beau is our new day crew and will be helping us keep KR clean and safe. Born and raised in Hawaii, living in Waikoloa, he is a father of three and a grandfather of two. His priorities are family and providing for same! Please welcome him if you see him around the complex!
KR Maintenance
- New elevator flooring has been purchased and is being installed - Completion by February 20th!
- Repairs on BBQ tiles on the surround have been completed. More work to come with roofers expected to begin work by end February or beginning of March.
- The Board has approved replacement of the lighting in the garage and driveways with energy saving bulbs to save on electricity usage and improve lighting. Replacement has already started. MAHALO Jim Althoff & Crew
KR POLICIES AND PROCEDURES
While we love retaining employees for ohana and consistency purposes, turnover happens. To make things move as smoothly as possible, Board Secretary, Micolyn (Mica) Magee has started a Policies and Procedures notebook to be maintained in the Resident Manager office.
This quarter we created work lists for the day and night crews to ensure that jobs are done, and work is checked by the RM. We have also made a list of maintenance projects for completion. We expect this list (and several others) to help improve and maintain the cleanliness and safety of Kona Reef.
Each Kona Reef policy will be reviewed (one per Board meeting) with final, approved policies and any materials placed in the notebook. The goal is to confirm/update all policies and ensure compliance. After Board approval, all final policies will be available for owners in the newsletter links and maintained on the website as well as with Hawaiiana Mgmt. Please familiarize yourself with each policy as we work our way through.
IMPORTANT DATES!!
Spa Repair April 23-25 The spa will be drained, cleaned and all tiles replaced in April. It will be drained after 10pm on the 22nd and repaired over the 23-25th. Spa is expected to be back in service on the 25th.
Annual Meeting
May 7, 2024 10 am HST All owners are encouraged to attend the annual meeting in May. If you are unable to be present, please be sure to submit your proxy to allow for a quorum. Materials will be sent by mail.
On Island Contact
Please be SURE to update your contact information requested in the Annual Meeting materials. Work on the complex spalling and garage reinforcement will begin soon!! It is vitally important that we have accurate contact information for all owners AND On Island Contacts. Our goal is to minimize owner/renter surprise and impact. Your cooperation by providing contacts is imperative to smoothing the process for both you and your renters.
NO Pets at Kona Reef
Due to liability issues and to ensure the comfort of all our guests, pets are not allowed at the Kona Reef. Given a recent issue with a renter, we want to remind all owners of this policy. PRE-APPROVAL OF SERVICE ANIMALS REQUIRED Exceptions are made for Service Animals, however, any owner or renter bringing a Service Animal to the Reef is required to complete appropriate forms obtained from Hawaiiana and must receive approval prior to arrival. This allows us to verify that animals have all shots and are in good health.
-- OK, the Service Animal preapproval requirement was news to me. But good to know if we have anyone staying with us that has a Service Animal traveling with them. Please note. A "Companion Animal", even if prescribed by a doctor, is not a "Service Animal" and is not allowed at the Reef. --
Kona Reef Project Updates:
Progress on the major Kona Reef projects continues.
Spalling - At the March 13, 2024 meeting, the Board approved contracting to be completed with Seal Masters (spalling repair through out the complex) and SSI (repair and waterproofing of the garage walls). Start dates will be established during contracting and all owners will receive as much advance notice of work areas as possible.
Unit Sounders - The installation of the last few sounders will be followed by system testing/activation both are expected to be completed over the next 2 months.
Standpipes - The mounts have been installed on the roof making it ready for the installation of piping. No completion date has been provided as of now.
