Hello All,

We would like to update you on our progress and current situation here at the Bay & Beach Club:

We have received confirmation that the part is expected to arrive early next week for the Power Supply on the Beach side of the Alarm System.

The resort took a couple new hits this past week. On Wednesday evening a major Standpipe for our Fire Sprinkler system on the Bay Side Ruptured which means we do not have a working sprinkler system. This is not hurricane related it’s the normal wear and tear of the Salt water & Air. The parts have been ordered but can take anywhere from 2 to 4 weeks for delivery. As you know we are in holiday season and things tend to be delayed.

These are extreme Life Saving devices. Pinellas Suncoast Fire and Rescue District is working closely with the Fire Alarm & Sprinkler company to ensure the safety of our buildings.

The Bayside elevator had to be shut down due to smoke emitting in the elevator room which trips the alarm. In addition, not having a running pump is causing issue and sounding the alarm and dispatching fire department. Which has occurred 6 times this week.

We do expect service and repairs will be prompt once the parts are received but they could as noted take to 2 to 4 weeks for delivery.

On a Positive Notes the pool and spa remodel have begun today. We received the okay from Town Hall that once we have the alarm & sprinkler system in working order we can reopen. New Landscape along the buildings are being installed. The New pool fencing is on order.

Our next update will be after they holidays unless there is a significant change.

We are wishing you all a Very happy and Healthy Holiday Season.

Hello everyone, I am pleased to share some good news. Duke restored power late Thursday afternoon. The building's power was fully restored yesterday morning, triggering the fire alarms and prompting a visit from the fire department. We are currently experiencing issues with the alarm system. The elevator is in fire service mode but is believed to be operational, although it cannot be used at full capacity until the alarm system is fully functional. A service call has been placed, but the team is not expected to arrive until Thursday. In the meantime, I inquired about the possibility of the team inspecting the Bayside area during their scheduled visit on Tuesday to replace the panel. The representative indicated that if time permits, they will certainly take a look, otherwise they will visit on Thursday. Additionally, we are awaiting the installation of a temporary fence for the pool area. Please note that the replacement of the pool fencing will take longer than usual, necessitating the installation of temporary fencing in the interim. We are making progress.

Take a look at the new paint job. Almost complete on the Bayside.

Hello everyone, we hope you had a great Thanksgiving holiday. The electrical issue was repaired last Tuesday. Although the holiday caused a brief delay, our inspection took place this past Monday. We are currently awaiting follow-up from Duke Energy, which is expected to occur within three days of the inspection. We anticipate their arrival by tomorrow. The fire alarm panel has arrived and is scheduled for installation next Tuesday, unless any scheduling changes occur and they can arrive earlier.

We are getting there!!!

Hello everyone, we would like to inform you about the ongoing restoration efforts. The restoration of electricity on the Bayside is currently in progress and is expected to be completed by the end of the day, subject to inspection by the county and city. We are still waiting for the necessary parts for the beach fire and sprinkler system to arrive, which is expected to happen within the next 10 days. The pool deck has been repaired; however, it will take some time before the pool area can be accessed. We are aware that the pool appears to be clear, which is a result of our pool company's regular manual cleaning and filtering of the pool.

Please note there will be no updates until after next Tuesday when I am back in the office

Happy Thanksgiving to all of you from all of us.

Good morning everyone, I hope this update finds you well. Here is a brief progress report: Preparations for this year painting project are currently underway, with the actual painting work scheduled to commence shortly. This morning, I contacted our vendors regarding the necessary materials. We are still awaiting permit approval for the electrical repairs, as well as a response from Duke regarding the required housing unit. The components for our beachside fire alarm and sprinkler system have been ordered and are awaiting delivery. Furthermore, the pool deck pavers have been delivered, and repairs to the pool deck are now in progress.

BAY AND BEACH CLUB
UPDATE/STATUS REPORT
HURRICANES HELENE AND MILTON

Hurricanes Helene and Milton did extraordinary damage to all of the Pinellas County beaches. Indian Shores was a particularly hard-hit area and was one of the last beaches to be re-opened for residents and workers. One reason for the delay was the amount of sand and debris that buried Gulf Blvd. hindering safe access. First, we should note that even though we had significant and costly damage, the building did exactly what it was designed to do. The Primary source of damage to Bay and Beach was tidal surge flooding estimated at 8 feet. The force of the tidal surge completely buried the pool deck, whirlpool bath, fencing and gates in water and sand. It buried the pool restrooms and Tiki Hut are in approximately four feet of water and sand. The water and sand completely flooded the Gulf Side Parking Garage, Housekeeping Storage Closet and Maintenance Storage Closet and Gulf Side Elevator shaft. It then extended across Gulf Blvd. The water and sand flooding lessened significantly on Bay Side. However, the new underground electrical service box from Duke Energy that services the Bay Side Building was pulled up from the ground and in essence pulled apart by the storm. The end result of this is that we are still without power in the Bay Building and do not have any estimate from Duke Energy when they will repair this connector and let us restore power and test for damages. The Bay Side Elevator shaft was flooded as well. Both elevator shafts have now been pumped and the Gulf Side Elevator is working. We are hopeful when power is restored Bay Side that the elevator will likewise be relatively unharmed and will resume working normally (but this is unknown to us at this time). The elevator cars had been raised to the fourth floor to protect the car and equipment. The flooding did damage the pool and pool equipment as well as the pool and whirlpool bath shells. While this is substantial and costly damage none of the damage was structural and the rooms were unharmed.

After the water receded we were left with Mountains of sand and debris to remove. We started cleaning up after Hurricane Helene ended only to be quickly re-assaulted by Hurricane Milton. Fortunately, the damage from Hurricane Milton was restricted to some minor wind damage and debris and it did ruin quite a bit of our landscaping.

After Milton we began clean-up again. Given the amount of sand that buried the Gulf Side it took weeks of digging much of the digging was by hand and or smaller/specialized pieces of equipment which contractors had to rent to clean the pool, pool bathrooms and whirlpool bath. Finally, after weeks of digging we had two mountains of sand (which had dirt and debris mixed in the sand) near Gulf Blvd waiting to bring in bigger equipment for haul-off and removal. We had been informed by the county where to take the sand however the trucks were turned away as the facility said our sand was too “dirty” to be disposed of in their facility. So, we then faced a new dilemma. We could pay to dispose of the sand at $60 a ton. However, this would have cost us a small fortune because we would be charged for disposal and then would had to have reimburse the county for the sand they provided to back fill the beaches. Our Landscape Contractor saved the day. They brought in equipment to shift/clean the sand and then moved it load by load back to the beach so we did not have to pay for disposal.

So, our parking lots, decks, pool, whirlpool bath, restrooms and Tiki Hut are fairly cleared and cleaned. The Pool company has ordered the equipment we need and will install it, then they can acid wash and repair any shell/marcite issues with the pool and whirlpool bath that they may discover. Our landscapers will salvage the pool deck pavers and replace them. We are getting bids to replace the deck fencing and gates. As you may be able to imagine contractors are backed up and supply lines are sparse as many, many properties need the exact same supplies; so, our time lines are unclear. We had hoped to re-open by the end of November. However, we can’t re-open until power is restored to the Bay Side so realistically it will probably be December before we re-open.
As we have more reliable information on scheduling we will keep you informed but we will not attempt to “guess” until we can determine conditions more accurately.
Many of you have asked if there is compensation for the loss of your week covered by our insurance. As was discussed in Hurricane Idalia, no our insurance does not cover the loss of use of your week. Travel Insurance is an option for this type of coverage.
Many of you have asked if all of these repairs will be covered by insurance. No there are already some losses we know are not covered such as the pool/deck/pool equipment. Once all costs and insurance reimbursements can be determined the Board will determine how the extra costs will be covered.
Many of you have expressed frustration that we cannot tell you when we will re-open. We have no way to determine this. We have to go through all the procedures of FEMA, permitting, waiting on contractors, inspections and waiting until our new Certificate of Occupancy is approved however all that pales when compared to the fact we are at the mercy of Duke Energy, their contractors and our contractors for restoring power to the Bay Side Building.
Thank you for patience, concern and understanding as we work together toward our re-opening.

Hurricane Helene and Milton have significantly affected the West Coast of Florida, requiring extensive restoration. Our resort will remain closed throughout November, with the reopening date still undetermined. Although we anticipate a possible December reopening, it remains uncertain. We are collaborating closely with vendors working diligently around the clock to manage unprecedented demand. Unfortunately, providing a precise reopening timeline is currently unfeasible, leading to an indefinite closure.

Significant strides have been made in the cleanup effort, leaving only two small piles of sand and debris, one on the beach and one on the Bay. The deck and pool rims require attention. Pool repairs are ongoing, with replacement parts being sourced; this process may be protracted due to the universal damage sustained by coastline pools. Maintenance personnel are concurrently tending to the maintenance shop. The destruction of landscaping around the pool and beach building is noteworthy; plans for revitalization are forthcoming.

IMPORTANT Information for our Owners Please Be careful We are hearing of a new scam. People are calling our owners, saying they have been authorized to refund their fees. They reference the Resort’s name and they are obviously calling owners listed on the public records. This has nothing to do with the Resort and does not come from us. We believe the callers are trying to get owners to give them credit card information.

If you get a call referencing us our best advise is to call the office when in doubt!!!!!

We are ongoing in our recovery efforts, reliant on vendor assistance. Debris removal is currently underway. Crucially, our fire alarms and sprinkler systems remain without power, impacting vital life safety measures. Electrical repairs for the beach building's bay side location are still pending. We have been queued with the vendors needed. They are doing the best they can as are we.

We navigated Milton with a few additional minor setbacks, but progress remains steady. Approximately three-quarters of the sand from the parking area was cleared yesterday, temporarily halting removal efforts today. However, at 3:45 today, either county or city authorities intervened and eliminated the massive sand piles created by contractors. We anticipate vendor arrival tomorrow or Wednesday with specialized equipment to tackle pool area sand removal. Ongoing power issues require collaboration with electricians, predating our Milton encounter. Some staff members remain without power, though cooler weather brings relief. Attached are today's photographs. Currently, definitive timelines remain unavailable.

By the way it was 9 full dump trucks they hauled away

11/10/2024

Fyi today we were able to reach all of the staff and confirmed everyone is safe Many of us evacuated and will be returning home today. We have gas shortages and pretty much our entire county is with out power. We do not have any updates on the resort hopefully tomorrow when we all regroup we will have more information. Thanks for all the messages and all of your patience it has been a crazy 8 days.

06/10/2024

Hey everyone,
At this time, Bay & Beach Club office is closed until further notice.

All of our recovery and cleaning efforts have been put on hold and we have shifted our focus to preparing for Milton whose expected landfall is Wednesday morning in Madeira beach as a category 3 hurricane. If his path does not change this could be even more devastating for our area.

We will not be providing any more updates on Facebook until Milton is behind us.

Thank you again for your patience and understanding.
