Sometimes you just need to reposition a property and sell the vision. That’s what we did here. This was a condemned property brought to my attention by the county. The seller couldn’t afford to make the repairs and the house was a hot mess. Fortunately, it sat in a unique location surrounded by very nice homes. I purchased and repositioned the property from the seller using my brother’s and my good friend’s money. I hired my cousin to do the Cleanout and yard cleanup. I then sold it on the MLS, as the Realtor, in as-is condition. I had multiple offers and sold for cash at the list price. In the end, we all made money. I made $55,000 in 2 months with none of my money in the deal by making calculated risks. I can coach you to do this but you don’t take calculated risks, do you?

The legacy I help others create is a major part of my legacy. This year, I turned a tenant into a budding homeowner with a lease with option to buy program on one of my properties. At the closing, their young son wanted to sign his name on the official paperwork as he saw his parents doing. I made sure he got a chance to sign as well. This is the beginning of financial wealth for them and limitless possibilities for their son.
