This is another quality studio upright. This time, made by Kawai in 1996.
Just like the Yamaha P22, this piano has soft pedal (left), bass sustain (middle), and full sustain pedal (right).
A very powerful and clear sound for its size. Great for live setting as well as recording.

FOR SALE - $1,800 including FREE tuning. Contact me if you'd like to come try it out.
Current P22 models are manufactured in Yamaha factory in Indonesia, but this model was built in 1992, back when Yamaha still had its North American factory. It is designed for home/studio use, and is one of the most popular pianos of its size (45").
I've easily spent over 15+hrs doing detailed cleaning, regulation, voicing, and tuning. On top of its warm and powerful tone, its smooth and consistent touch will be appreciated by both advanced and beginning players.
Despite its gorgeous walnut finish, the price is dropped due to its cosmetic damages from its years spent in a pre-school.
Great piano for musicians or parents of kids looking for high-performance instrument, that can be used for decades to come, for an affordable price.

UPDATE: SOLD!

I'm thinking about finally letting go of my beloved Yamaha upright in San Jose / Bay Area.
Sounds amazing and plays great. I'd love to hang onto it, but I have some more project pianos coming up in the near future, and need to make space for it.

A lot of love and work went into this piano since it was sold to me by an old friend of mine. Since I owned it for several years, I was able to put in tons of hours doing detailed work that I would never be able to do (or convince people to pay for) in clients' houses. The photos only show fraction of the work that went in.

I'm gonna post it here in case someone's interested, before putting it out elsewhere.

I love how every piano that I have the honor of working with is a start to a new relationship.

It often starts out with:
"Well, for the money I paid, I guess this piano is good ENOUGH... It's not exactly a $50,000 concert grand.."

And after a little tuning and a voicing, there's:
"Wow! I didn't know this piano could sound so good!"

And it's a great feeling to have people think that after owning their pianos for over 10 years.

I think my first job when I start working on a piano is to give the owner a hope and an idea that their piano is worth the care and love.
Because, in the end, I can only care about a piano as much as its owner does.

Often overlooked inspection/regulation points are loose screws. In general there are four screws for each key in an UP. That's about 350 screws per action!
I find loose screws by listening and looking out for wiggling action parts.

Here's a little talk about "Handmade Pianos."

I get asked often by piano owners if their pianos are 'handmade' or not. The reason for this is because so many piano makers today advertise themselves as such.

But the real question is, what piano isn't? Piano's mechanisms are so complex and so... alive, that no machine can possibly imitate what an experienced craftsman or technician can do.

They do, however, use automated machines with precision way beyond those of human beings to place tuning pins in just the right places, or to test blow all 88keys thousands of times each, without hurting anyone's wrists.

All in all it is a hybrid of both trained craftsmanship and innovative technologies that makes reliable instruments with great consistency. So what you should really look into is whether or not a company is invested in both of those fields.

Here's an eight-minute video of the factory that I was trained in, which will give you an idea of what it takes to make a great piano.

Found my old drawing of the 88 C strings on an upright yamaha. Did you know that a single key is hitting up to three strings in unison, and two of them are actually one string being shared by one another?
