Must have the ability to coordinate, perform, and supervise maintenance functions to ensure the efficient upkeep of vacation rental properties. This includes but is not limited to, general maintenance of the property, supervision of maintenance and grounds keeping staff, prioritizing and assigning work schedules, and follow preventive maintenance protocols. Must possess extensive knowledge in general plumbing, appliance repair, electrical, and carpentry, is attentive to detail, professional, highly responsive, and capable of effectively managing others.
Responsibilities and Duties
• Schedules and performs preventive and unexpected maintenance in the most efficient and cost-effective manner
• Assists with scheduling, distribution, and completion of work orders
• Performs basic drywall repair as well as interior and exterior painting
• Replaces outlets, light fixtures, switch plate covers, outlets, GFCI’s, ceiling fans, and troubleshoots electrical issues
• Replaces aerators, faucets, sinks, toilets, and shower controls
• Performs copper sweating/soldering
• Performs basic appliance troubleshooting, repair, and installation
• Checks functionality of safety systems (e.g. fire alarm, carbon monoxide detector, security cameras, etc.)
• Performs basic HVAC
• Follows preventative maintenance calendar to keep everything in working order, such as changing furnace filters, light bulbs, tightening loose furniture/doorknobs, etc.
• Assists with hot tub cleaning, testing, and maintenance (no experience necessary/training provided)
• Works alongside groundskeeping maintenance staff in maintaining grounds and common areas and keeping them free of trash and debris.
• Ensures maintenance and grounds keeping staff follow through on assignments and gives instructions regarding work methods and routines
• Provides input on staff performance evaluations, resolving problems, and implementing disciplinary action
• Ensures regular and timely communication with Management
• Orders supplies and parts within budgetary guidelines
• Recommends measures to improve methods of operations, performance, safety and quality of service, as necessary
• Responds to or delegate after-hours calls as necessary
Qualifications
• 3+ years property maintenance experience required including thorough knowledge of tools and tasks associated with a maintenance position
• 1-year of supervisory experience required
• Expertise in general plumbing, HVAC, appliance repair, electrical, and carpentry work
• Must have own basic tools and reliable, consistent transportation, and be insured/can provide proof of insurance
• Very strong organizational skills and ability to handle multiple priorities
• Highly responsive, reliable, strong attention to detail
• Ability to work well under pressure in a fast-paced environment
• Must be available for scheduled on-call and weekend work
• Ability to meet the physical demands to perform the duties of the position including mobility required to move about the property, climb stairs, lift appliances and tools, stretch, bend, kneel, ability to hear occasional loud noises, among others
• Ability to lift 50-100 pounds required
• High School Diploma or equivalent required
• No criminal history
