These fine details are what makes Oak Grove Farm shine in comparison to any other development in this area.

Again, No future need to excavate Farm Meadow Court.
The Public Schools are those of the Blue Ribbon Hereford School Zone.
There is No Builder Tie In, however, the OGF HOA Architectural Committee will quickly and professionally evaluate the exterior of your house plans. At the same time, they will confirm any builder's insurance coverage and licensure within the state of MD thus protecting the liability and value for all current home owners.

7 Farm Meadow Court, N. Baltimore County ~ For Sale by Developers Debra and Mike Kramer~

Oak Grove Farm consists of 12 Lots located on a Cul de Sac with the original home located on Walker Road. Five Lots have Owner occupied Homes. These unique residences are distinctive in that none has a "twin" within the development.
Although two architectural plans, from Donald Gardner and Frank Betz were chosen for the first two homes,each was completed to its initial owner's specifications. The Victorian's floor plan was conceived by Debra and Mike Kramer when building for Good Shepherd Homes, LLC. This home was used as an example of a more updated period home in the March 2009 issue of Chesapeake Home Magazine.
The most recent home built by JMB Homes in OGF was a favorite within a local Parkton development.
Located on the Cul de Sac, the back of the home built on Lot 5 will command a stunning view of the Forest Conservancy located to the rear. The Building Envelope on this property allows for a minimum 4BR/Bath Home with Multi Car Garage. The grade here will allow a walk out basement. There is NO Parking allowed in front of this equipment as Fire Trucks need 24/7 access. Towing is enforced. Fire Houses are located 3.7 miles, 8 miles and 9 miles from Oak Grove Farm.
Other benefits of country living in Oak Grove Farm include for Lot 5 a 12.5 Gallon per Minute (GPM) well, (BCMD Minimum is 1 GPM) drilled by the respected firm of Jones Well Drilling of Jarrettsville, Harford County. Dave Kelly, proprietor, recommended to Mike that each well here be drilled past bedrock, unlike several other neighborhoods in the area. Lot 5's well, because of its hefty rate of flow, is 260' deep, dispensing chemical free water into the future home; without any monthly public water bill. House current runs the well pump.
The Perk tests at Lot 5 have been revalidated by Baltimore County, MD, allowing a septic system to be installed by your Builder. Again, the Bonus to Oak Grove Farm living is No monthly public sewer bill. The tank does need pumping annually or less dependent on use and septic hygiene is recommended.
The curb and gutter embedded into Farm Meadow Court prevent puddling by draining the road, via pipes which run beneath the road, into a 3 stage dry pond located behind the HOA Open Space. This facility is Baltimore County owned and maintained.
Taxes paid to Baltimore County for homes located in Oak Grove Farm include each individual driveway pick up of both trash and recycling, individual driveway located mailbox delivery and pickup, snow removal from Farm Meadow Court, and Hereford Zone Schools. Prettyboy Elementary and its Rec Council Facilities are located 1.5 miles from OGF and also contains additional underground water storage for the community.
Farm Meadow Court is a level cul de sac which is located between both Exits 31 and 33 of I-83 which can not be seen from Oak Grove Farm; check your map.
The owners of Lot 5 suggest you ask your Builder to install a personally owned Propane Tank to enable you to compare pricing each year.
