Sometimes we just need a change of scene, a reset, or a working getaway to get our groove back. Rent your second home out to 'Bleasure' travellers while you're not using it. Take your Airbnb from okay… to AMAZING!

- Good strong wifi - enough said!
- A kitchen with ALL the things! - Include frequently needed items such as scissors, lemon squeezers, toaster, rubbish bags, paper towels etc
- A bathroom with plenty of loo paper and extra bits and bobs - Leave plenty of toilet paper and go the extra mile by having a first aid kit, body wash, shampoo, hair dryer, bathmat.
- Laundry amenities - washing machine and detergent.
- Easy check in!
- A welcome book and guide to local activities and attractions.
- Make sure everything is in working order and leave spare batteries/light bulbs just in case!
- A collection of books and board games is most appreciated by many guests.

Is adding a hot tub really worth it?...

Some guests will specifically look for a place with a hot tub… Envisioning themselves relaxing after a long day adventuring (or shopping) … sipping wine, while the jets massage their weary bodies. Perhaps your guest is looking for a relaxing winter retreat and the thought of sitting in a hot tub surrounded by snow encrusted trees, while watching the sun set is their idea of bliss. (I know its mine!)

Hot tubs can be a massive draw card for guests!… They can increase your booking rate and allow you to charge more… but is it worth it? Ultimately that's up to you, but here are some things to consider (both positive and negative) when deciding if a hot tub is right for your space!...

🙂 Increase booking rates.
🙂 You can charge more per night.
🙂 A boost in booking rates during the slow season.
🙂 A bonus amenity against local competition.
🙂 You get to use it for personal use when your place isn’t occupied.

🙃 Ongoing costs - including cleaning chemicals, maintenance/servicing, changing the water, and heating the tub. (Be prepared for food and drink to be spilled into the water.)
🙃Time - to prepare the hot tub between guests.
🙃 Extra towels will be used, and therefore need to be laundered.
🙃 Guest reviews can be brutal so unless that hot tub is in perfect order be prepared for guest complaints.
🙃You’ll have to create and enforce a set of rules such as… ‘No glassware in the hot tub’ ‘Don’t use it after a certain time’
🙃 Fixing breakages - They will happen.
