Our decorators, InDesign FL, are making great progress! They expect to be completed in mid August and we will be able to start rentals at that time :)

We just had the best meeting with our property management company- Vacasa!

If all goes according to timeline we will be closing on the house tomorrow and accepting rentals starting in mid Aug 🙂

Pavers for the pool area should be going in this week as well- we are planning 🤞🏼on a mid/late June close!

Here is the latest on the build 👏🏼

“This week we completed installing the drywall and painted the drywall.
Next week we will be installing the tile and wood trim within your home.

For the exterior, we passed our third party inspection to allow us to install lath on your home.
The lath is scheduled to be installed and inspected next week.

The pool was dug, formed, inspected and shot this week.
We will be back filling and installing the underground plumbing next week.”

While the builders are busy with construction, we are checking off items behind the scenes for the business:

✅ Downpayment on the lot
✅ Determine house upgrades (we went with tile throughout to save $$$ long term on wear and tear of carpet)
✅ Sign Sales Agreement
✅ Secure Financing
✅ Contract with Interior Designer (https://www.facebook.com/indesignflorida)
✅ Get PO Box
✅ Setup LLC in FL
✅ Contract with Property Management (decided on Vacasa.com)

Next Up:
Get insurance quotes
Setup business bank account
Close on the home

It’s time for another update! I need to also give a shout-out to the team at Pulte for their great communication - being 20 hours away from a house you are building might be unnerving for some, but they make it nothing but exciting!

Here is the latest “This week we installed the windows and sliders for your home.
We also completed the electrical, plumbing, and HVAC rough installation.
We passed the frame inspection for your home yesterday; today the insulation for your home was installed.
Tomorrow the insulation will be inspected. Next week we will begin installing the drywall in your home.
For the exterior, the house wrap company will phase 2 your home and prepare the home so we can go for our Third Party Inspection to allow us to install the lath.
Once the lath is on, we will have it inspected again. When we pass, we will be able to install the stucco and siding for your home.
The pool was laid out today; next week the pool will be dug out and the wall will be formed and inspected.

I am in the Army National Guard, and I have notified that I am being sent to a military course at the end of this month in preparation for being deployed overseas at the end of the summer.
I will be sending another update before I leave with the contact for the Construction Manager that will be taking over the responsibility to complete your home.
I apologizes for the change, but were are working so there is a seamless transition.”

I love seeing progress updates from our builder!

We receive these every 2 weeks now:

“We completed framing your house this week!
We also water proofed the roof.
This week we will also begin installing the HVAC, plumbing, and electrical trims in your home.
Should take about a week. The house wrap is scheduled to be completed early next week followed with the windows being installed.
Once all of that is completed, we will go for frame inspection which will allow me to install the insulation followed with the drywall.

The pool is scheduled to be dug out and formed next week.
Once the walls pass inspection, we will be shooting the walls.”

We met with our decorators to walk through the model house and share ideas on what we liked/didn’t like.
Starting in April we begin the process and they will be putting together photo design boards of all the furniture and decorations for the rooms. We will be certain to share once we start receiving them 🙂

I love the cathedral ceiling as you walk into the house and the added space in the loft. Our loft will have a shuffleboard table and a poker table ♠️♥️♣️♦️
