The Madrona Manor
In 1881 this was home to John and Hannah Paxton. John Paxton had intended to build a winery here but sadly, he was never able to achieve that goal. He died aboard a steamship bound for England.
Hannah remained at the manor until her death in 1902. The property was first opened in 1981 as a bed and breakfast.
The most commonly seen apparition is that of a woman dressed in black who fits the description of Hannah Paxton. She is not described as being malevolent in any way but guests do find things they have unpacked may have mysteriously moved to a new location.
A second apparition is that of a young girl who's identity is unknown. Many guests report a feeling that they are not alone. If you are looking for this kind of experience then room 101 should be your first choice as it is the one most often associated with ghostly occurrences. While Spanky's Bar may be one of the best known biker bars in Sonoma County, not a lot of people know about the ghostly inhabitant of Spanky's Bar in Cotati. He is known as Bob and Jules, A good friend of Ghost Find Tours, just happens to be the long time bartender at Spanky's. Jules told us all about this specter and the photo she took of him decades ago when they used to keep disposable cameras on the tables in the bar. These disposable cameras used film and Jules took the picture of her coworker Tammy, just to use up the last picture so they could get the film developed. When the pictures came back from the lab she saw an image that was not visible when the photo was taken.
Jules explained that many years ago Bob was the bartender and he lived above the bar, he died in a fire and they never rebuilt the second story. He has been known to breath on the neck and play with the hair of female patrons and bartenders and he even scared the daylights out of a bouncer once by touching his shoulder. While I was filming the exact spot where the photo was taken a strange video anomaly happens and messes up a few seconds of the video, apparently Bob still likes to photo bomb!

The first burials here at the Santa Rosa Rural Cemetery date back to the 1850's. There are 182 Civil War era veterans buried in this cemetery and a number of these fought at the battle of Gettysburg. It should come as no surprise that there would be some souls here who have yet to find rest and that is what makes this a great place to capture EVPs. The best known apparition who roams this cemetery is known by locals as Mr. Lemmon, he has been spotted a number of times at the pillars of the McDonald Avenue entrance.
There is also the apparition of a young woman who is believed to be the ghost of Sarah Geneva Duffin, also known as Neva. Her questionable death occurred at the tender age of 29. Many people have reported that Neva tapped them on the shoulder, she is buried near the Santa Rosa Memorial Oak in the Stanley section of the cemetery.
The ghost of infantryman Lt. Col. John Gotea Pressley has been seen walking from his grave to the graves of two Confederate captains, Robert Press-Smith Jr. and his father Robert Press-Smith Sr.
You may also experience cold spots near the site of The Hanging Tree, where three outlaws were taken from jail and lynched by locals in 1920.
Others have reportedly seen the silhouettes of three hanging bodies at the site of the original tree, on moonlit nights. I chose not to post an actual photo of the three lynched men(its kind of gruesome), you can easily find it online if you are so inclined. The Hotel La Rose opened its doors in 1907, in those days most of the patrons had arrived on the train as the station was just across the street.
Staff have reported that room 42 is haunted and that you can sometimes see the apparition of a boy riding the elevators, searching for his parents.
There have also been sightings of a woman wearing a nightgown, drifting through the closed doors.

Sonoma's mountain cemetery dates back to 1831 and has some celebrity residents including General Mariano Vallejo who needs no introduction. John McCracken, a member of the Donner Party who avoided all of the nasty cannibalism by taking the correct route,
and Captain William Smith, a veteran of the Revolutionary War who was buried here in 1846. And more recently Mario Fazio, the founder of Mary's Pizza.
I grew up in Sonoma and remember stories about the white lady, an apparition dressed in white, who has been seen roaming the cemetery at night.

The Sebastiani Theater was built by Samuele Sebastiani in 1933 as the town square's premier movie house. If you sit front and center in this theater know that you are occupying the favorite seat
of the theater's resident ghost, a young girl who has been seen a number of people over the years. Also know that she may choose to defend her seat. The ghost of another older female has been seen in the women's bathroom. People have reportedly seen her standing behind them when they look at their reflection in the mirror.

When it first opened in 1905 the Phoenix Theater was called the Hill Opera House. After a fire nearly destroyed it in the early 1920's, it was remodeled and reopened in 1924 as the California Theater.
After another fire in 1957, it reopened as the Showcase Theater. It was not called The Phoenix Theater until 1982, a name it earned by rising from the ashes twice! On several occasions the theater owner has received phone calls from the projection booth, only to find on inspection, that the booth was empty!
He has heard heavy footsteps on an empty stage, seen the apparitions of a man and a young boy and floating blue orbs moving throughout the building.

We recently made a video where Jules, long time bartender at Spanky's bar in Cotati tells us about their resident ghost called Bob. For some unknown reason my phone video recorded a strange anomaly right when I start recording the spot where the photo was taken. https://youtu.be/aNkDH9rNuX8

A lot of history has happened here at the Washoe House since its grand opening in 1859. The story of ‘The Battle of Washoe House’ tells how soldiers were persuaded to put down their weapons after having a few drinks here,
saving local towns people from their wrath. Some say Ulysses S. Grant gave a speech from the balcony here in an attempt to recruit troops. There is also the story of the man who shot himself in an upstairs room. He is said to be the ghost people see most often.
The Norcal Paranormal Investigators(NPI) visited the Washoe House in 2016. After conducting a thorough investigation they came
away convinced that the Washoe House is indeed haunted. This comes as no surprise as family members,
who have worked there have told me about seeing a ghost stage coach pull up in the wee hours of the morning.
One of the NPI crew who spent the night in the Washoe House, was awoke in the middle of the night by an unseen force.
They also managed to capture one image containing two apparitions, a balding gentleman near a window and next to him, another man putting on his cowboy hat.

The McCrae House was visited by none other than psychic Sylvia Brown In 1985.
After confirming the ghostly existence of a tall doctor wearing a dark suit and top hat, she came back with a film crew the following year. The doctor is often seen down on one knee speaking with a little girl, who likely did not survive his treatments? The McCrae house (more of a mansion really) was built in 1878 by John McCrae, a successful lumber man.
In 1986 the McCrae house was operating as a doll museum(kinda creepy). Residents have reported hearing the ghost of a child crying upstairs. They also reported that newly installed shelving had flown off the wall - three times!
