I like to sometimes look at my caseload and identify some patterns in the lending market.

Based on this I am really keen to help the following client at the moment:

- Trading business - maybe going between 5-10 years

- Purchased their own commercial premises (or a much larger residential property) pre COVID when things were going well

- Since lockdown, it has been a lot tougher and now they need to either refinance their commercial unit or raise some money to get back on top of cash flow

- Despite this, there is an excellent business underneath it all and great future prospects as well as a lot of confidence from the business owner about the next 2/3 years.

With a client like this there are potentially several options
1) Refinance the existing assets to raise more finance
2) An unsecured business loan
3) Raise funds against future receipts such as invoices or card payments

2024 has started with lots of deals on my desk.

As I often do, I like to give a flavour of these to see if there is anyone else around who might benefit from a conversation with me:

1) A main dealership manager who wishes to buy an existing garage for a million. He has the experience and the knowledge but we are working out a way to overcome his lack of sufficient deposit.

Current potential solutions include deferred consideration, staged payments, additional personal security, or an outside investor.

2) A children's day nursery owner looking to buy her existing commercial freehold. This will save her approx £300 a month compared to the rent she is currently paying plus give her the security of owning the premises rather than the risk of having to move when her lease expires.

3) Helping an existing client purchase his current trading premises. To complicate matters, he no longer wants to trade from there but has a lease in place for a tenant. To further complicate matters he has a history of adverse credit.

Despite this, we can find a lender to help with the purchase with a view to getting his 'house in order' in the next two years to enable a move to a lower-cost lender.

It's a very challenging market at the moment and it's pretty essential to get the advice of a specialist broker before borrowing money for your business or property project (but I would say that)

✈️THIS HAPPENED BECAUSE YOU DIDN’T USE A TRAVEL AGENT✈️

You spent the first day of your holidays trying to locate your luggage.

It’s true the airline can quite often misplace your luggage these things happen, but instead of you wasting your first day of your holiday having a frustrating conversation with the airline let us do it while you set up by the pool with a cocktail.

FYI- here are a few travel agent tips to help avoid your luggage getting lost and how to get it back to you as quickly as possible.

🧳Remove any old airline tags and stickers, they will only confuse the luggage handlers unnecessarily and ensure you only have one destination on your bag.

🧳Check-in early accidents happen when things are rushed this also applies to your bag getting onto your plane.

🧳Remove any loose straps from your bag, they can get stuck in conveyor belts meaning your bag doesn’t even make it onto the flight in the first place.

🧳Use a smart luggage tag, we can track everything these days on our phones so why not our luggage, if you can tell the airline where your bag has ended up it will be easier and quicker for them to get it back to you.

🧳Pack your essentials in your carry on, that way you have at least enough on you to get through a day until hopefully you are reunited with your bag.

🧳Put your contact info inside your bag as well, that way if the details on the outside are ripped off while in transit, the airline can contact you from your details inside the bag.

🧳Get a distinct luggage tag, as some of our customers know we often give you a gift of a personalised luggage tag as a thank you for booking with us. It makes it easier to know which is your bag when 12 black suitcases all the same come round the carousel, and prevents someone else grabbing your bag by mistake.

🧳Take a photo of the outside and the contents, the photo of the outside can help the airline find it quicker if they know what they are looking for. The photos of the contents is for a worse case scenario if they can’t locate your bag for you to claim on your insurance they will need proof of what was in your bag. This will speed up your claim and help prove the value of the contents.
