❄️ After more than a foot of new snow and the return to cold temperatures for snowmaking over the weekend, Keystone Resort announced that it will open for the 2023-24 winter season on Wednesday, Nov. 1!!
2 miles of skiing and riding on the signature Schoolmarm and Silver Spoon trails. Additionally, skiers and riders will have access to a hike-to terrain park on Spring Dipper and beginners will have access to learning terrain at the top of the River Run Gondola, utilizing the Kokomo Carpet.

In celebration of Opening Day, guests who arrive early will be treated to free donuts and hot coffee, as well as prizes for our first-in-line guests. DJ experiences at the River Run base area and the Summit House at the top of the gondola will keep the party going throughout the day.

What she didn’t mention was, she got married that weekend (not AT our home) but chose to have her spouse and wedding party stay with The Nest. I could not have felt more honored and humbled to help host these incredible memories for this group!

are not new…and sometimes they can be very beneficial…afterall…life without structure can lead to chaos!

But…
•
seems to be cracking down without really thinking about the trickle down effects that many locals and second homeowners genuinely believe may negatively affect the economy. This will still leave a void in workforce housing despite thinking this will solve the problem.
•An overwhelming opposition to the not-well-thought-out cap on number of bookings allowed in a year, not just by STR hosts, but locals! Was met with an increase from 30 to 35 bookings in the end.
•

When you choose an or a , how annoyed do YOU get when it only has a starter pack of paper products and other consumables? Nobody wants to go out and buy more dishwashing detergent or garbage bags etc.

Not the case at The Nest properties! I’d like to believe by showing guests of The Nest, respect in the details, we in turn host THE BEST guests treating our homes as their own!

It’s a gorgeous Fall 🍁 day in Silverthorne, Colorado!
A slight breeze on this 65 degree day blows the twinkling Aspen leaves in every relaxing way you can imagine.
•
Yesterday during one of my incredible STR mastermind calls, I realized how much I’ve missed reading. (Thank you and ) Like actual paper and not via screen time! I think I’ve felt guilty wanting to read, like it’s some form of selfishness on my end and I should surely be accomplishing a different, more productive task. I know, it’s not logical, I’m aware.
I made the decision yesterday to take back my “book” time. For MYSELF and my growth mindset, for my CHILDREN to see me reading (that feels like an even bigger failure on my end but no need to go down that rabbit hole ;) ) and for my 🧠! Ever feel like that needs exercise more than anything else??
•
So I drove up here this am, sat right here and spent a very blessed hour-ish (while my amazing husband continues our )
and enjoyed this trip plans to take me on with my entrepreneurial business goals.

•Winter is amazing for obvious reasons… ⛷
•Summer I even love more than Winter personally as I love being on a 🛥 or a 🏄‍♀️(SUP ;) ). 🥾 is amazing and of course all the 🚴.
•But, want to know one of the most incredible (and usually less expensive) time to stay with us up here? FALL!!!! 🍁 🍁🍁 Oh the changing leaves in the mountains are to swoon over for sure! We are starting so see some hints of color and the mountains are calling you!
•

⭐️With the daily reminders these days of our in our community and county, the negative press that is given to the growing hosting network should really open the eyes of all hosts/owners AND property managers.
⭐️This is NOT passive income. This IS hard work…a 24/7 job, but can be unbelievably soul filling when you really take the time to do it right! Get yourself a STR coach, take care of your cleaning team and have HIGH expectations!
⭐️As vacation and short term rental hosts, we have a responsibility to our community to our STR homes AND hospitality. It’s NOT about but creating an amazing experience for our guests to travel to, abiding by the rules and regulations and doing our part to continue our education in this arena we are blessed to be in!
⭐️We owe it to our community to create house rules, and not set our guests up for failure. If we do not continue to strive for quality, we could lose this uphill battle with the already negative reputation STR’s have been given.
•
A quote from my county’s local paper today, (where I own and self manage 2 short term rentals said

“Lastly, about 56% of respondents (in a local survey) said short-term rentals have changed the character of the Summit County community “more negatively than positively.”

The top five complaints from people about short-term rentals are ranked, most to least, as follows: noise, parking, trash, renting without an active license, and over occupancy.”

Come on STR hosts…
⭐️Be better, do better and expect nothing less from your guests as well! And also…those “bad” hosts can NOT be the majority.
•
I chose to throw in a few reviews I had handy for this post, just to share how as a host, you can really, REALLY impact the experiences of families and their friends POSITIVELY!

According to “Vail Resorts announced several opening days, with Keystone leading the way. Keystone announced a “mid-October” opening day, meaning the ski season could be less than 60 days away.

Breckenridge and Vail ski resorts both are set to open Nov. 11. What sets Keystone apart is its state-of-the-art snowmaking system. Its guns can sense temperature and humidity and output snow as efficiently as possible.”

💍 I’m sitting here in this pic in the outside of Downtown Denver and I just finished the last strip of (back ordered🤪) wallpaper for the host, before an incredible couple checks in for their stay! Making sure that everything was PERFECT for this couple was at the top of my client and my mind today! Why? Because…they are getting married in Denver tomorrow & they.chose.JUNE! His fiancé fell in love with June’s vibe she thought it would be ideal for pictures. I can’t even tell you what that has done for my STR Designer heart! Moments like this remind me why I fell in love with hosting! Adding the design, staging and consulting aspect to The Nest Collective recently, was like icing on the cake!

Control Your Speed

Obey speed regulations. Slow down and use caution when approaching and overtaking other trail users. By doing this it creates a safe and fun environment for everyone using the trail.​

Yielding on the Trail

Before passing another trail user, be courteous and make your approach known. A friendly greeting or ringing a bell is considerate.

​​Bicyclists, skaters, walkers, and others yield to equestrians.

​Downhill users yield to uphill users
Faster users yield to slower users
Eye Protection & Gloves

While out riding on the trail it is important to wear eye protection and gloves. On the trail there is a number of objects that can kick up to your face and by keeping your eyes protected you can continue to see and navigate the trail. Gloves are for better grip on the bike and to protect your hands in case of a fall.​

​Obey Traffic Laws

Respecting wildlife out on the trail is important so that you create less of an impact on the environment that makes riding multi-use trails so entertaining and fun. This includes never spooking animals and leaving no trace out on the trails.​

I could not be more excited about the new bannister Doug installed last weekend!
I had to drive up today to inspect and stage before our Memorial Day Guests arrive tomorrow, and got to see the bannister, decorate the new floating shelves in the kitchen AND have a lil selfie moment with our new in the game room! (Thanks again .rae.c0 )
