A few weeks ago, we mentioned all the messages we send out to guests during their stay. Of course, every one of those is scheduled yet written in a person-to-person format.
While this does make our job as an Airbnb host much easier and not so time-consuming, it can give a less personalized experience to the guest.
So, to help with that, we respond to every message the guest sends back after an automated message was sent. For example, if a guest says thank you, we respond "Sure" or "You're welcome". If they have a question, we answer it. No matter what they send, we have a response that is not automated so it can be tailored to the guests' reply and give a personalized feel.
We save hours of our time using scheduled messages, and it gives us peace of mind that guests are receiving the info they need at the right time! But we also want guests to know there's a real Airbnb host for them, available whenever they need something before or during their stay!

I (Sarah) absolutely love an organized kitchen, house, office, entire life! In many ways, I'm probably overkill with organization, but it keeps things running smoothly and saves me a lot of time. So, of course, I bring it into our Airbnb properties.
We all hate that junk drawer in the kitchen where everything is thrown together, or searching for an item we know is somewhere. So why bring that frustration to your guests?
Here are a few tips I utilize in every Airbnb we onboard...
🍳Clear out all items that are doubles, missing pieces, or wore out.
🍳Minimalistic trends are definitely useful in an Airbnb kitchen, but include all the items a fully equipped kitchen would offer.
🍳Organize and place items in the kitchen that would make sense...for example glasses next to the refrigerator, cooking utensils and pots near the stove, coffee items near the coffee pot, etc.
🍳 Label everything!! This step is most important and helps to keep all your hard work in place. Plus, it makes turnovers so much easier for cleaners. Instead of searching for where to place an item, they can see the label and know that's where you want it. Some guests can be good about returning an item where you placed it, if there's a label to remind them. Otherwise, your kitchen will for sure turn into a mess, as guests stash things wherever. Especially if it's a small group with multiple guests making memories in the kitchen!
Depending on your Airbnb market and guest clientele, a kitchen can be a well-used room in your Airbnb. This means things can easily get misplaced or messy, leading to a lot of time searching for items or cleaning up after a guest leaves. After following the above process, it only takes me a couple minutes to go through a kitchen in one of our Airbnbs and put a few stray items back where they belong, and see what is missing or even a few extras guests have left behind.

Laundry laundry, a fun task at home for yourself, and an even better task at an Airbnb!
Make sure you have a washer and dryer set that offers a reasonable load cycle that isn't too long, yet still cleans laundry is important. Particularly the drying cycle, some dryers take a very long time to dry one load of laundry.
We always make sure there are enough sheet sets and towels so our cleaners can take a set if needed. Especially if it's a tight turnover and your cleaner has other properties to clean the same day. It can be very helpful for your cleaner to take a set with them, use a set, and have one unused set at the Airbnb.
Every vacation rental is unique, and each one offers its own set of laundry challenges. I would definitely recommend doing several loads to see what your cleaners are working with, and make sure nothing needs to be adjusted to make laundry at turnovers as easy as possible.

Depending on the size of the property, washing all the linens can be a major job when launching your Airbnb! The average vacation home would take about 75+ towels and 12+ sets of sheets, and that's only for 6-8 guests! For new Airbnb hosts, it can seem like a massive job, but if it's possible to slowly wash items as you gather them for your property, that can help make the project look not so big. Or if you're like me and would rather get the job done in 3 days, that works great as well!
Regardless, make sure you give yourself enough time to pre-wash all new linens and go into the job knowing it's quit the feat! But I promise your guests will appreciate washed sheets over that new sheet smell!
