Seattle Real Estate Market is experiencing one of the strongest recoveries in the nation from the COVID-19 stall, according to NY Times, sourcing a Realtor.com report.

Markets having 0-2 month supply of available inventory are categorized as Seller's markets. As of this week, the Seattle Residential Market has a1 month of inventory and the Condominium Market has a 2.7-month supply. Buyer's are finding it a fiercely competitive market, even in the suburbs. King County Residential Market has an .8 month supply, less than 1 month, and the Condominium Market has a 2 month supply. Having the guidance of a skilled, experienced Real Estate Broker is critical for getting across the finish line as the winning Buyer right now!

The overall index is baselined at 100 and is the score that all cities initially received in accordance with the state of their housing market in January 2020. Scores above the 100 baseline indicate a stronger housing market, while scores lower than 100 demonstrate a weaker housing market when compared to January 2020 numbers.

The 2019 Year in Review for Puget Sound Real Estate is just published by the Northwest Multiple Listing Association. The 3 primary statistics: 1. Inventory is still low, causing the choices for buyers to remain tight and the number of sales to drop off. 2. Sellers of residential homes received 100% of their list price, condominium owners received 99.4% of their list price. This is lower than the above-list price percentages both property categories received in 2018, but you can see that Sellers continue to be in the driver's seat of local markets.
3. Prices are still climbing: The number of homes sold in the $400,000 or less range dropped by 13.4% from 2018, while the number of homes selling $400 - 600,000 were up.
