Before Colliers International Valuation & Advisory Services, Johnson was one of the elite commercial real estate Senior Consultants at Deloitte Financial Advisory Services, LLP. Before Deloitte Financial Advisory Services, LLP, Johnson served as a Senior Associate at Duff & Phelps, LLC’s commercial real estate group where he sourced multi-million dollars of consulting fee leads during the financial crisis of 2007-2008. Johnson began his real estate career in 1993 while studying business administration and real estate finance at University of Southern California (USC). Since graduation, Johnson began to perfect his real estate acumen through various commercial real estate disciplines such as brokerage, financial modeling, landlord advisory, property management, and consultation and valuation. Over the past several years, Johnson has been focusing on commercial real estate consultations and valuations for all major property types including office buildings, industrial buildings, regional malls, neighborhood and community shopping centers, apartments, student housing, ultra-luxury condominium developments, golf courses, resorts, marinas, mixed-use developments, senior housing, hospitals, healthcare-related facilities, subdivisions sell-out, vacant lands, bank branches, and fast-food restaurants. Johnson also has extensive experience working with REITs and institutional investors in performing pre- and post- acquisition analyses on real estate portfolios for financial reporting purposes. These analyses include ASC820 – Fair Value Measurements and Disclosures, ASC 805 – Business Combinations, and ASC 350 – Goodwill and Other Intangible Assets. Additionally, Johnson is an experienced international real estate consultant for multinational corporations (MNCs) with properties located throughout Asia and North America. In this 10 year period, Johnson has completed more than $15 billion dollars of real estate transactions for analyses pursuant to financial reporting standards, appraisals, highest and best use, and feasibility studies. 本人簡志誠(具有CCIM國際不動產投資師認證資格),目前任職於紐馬克格拉布萊坊國際商業不動產公司(Newmark Grubb Knight Frank) 南加州工業市 (City of Industry) 辦公室商業不動產仲介部門擔任董事一職。其宗旨為提供業主、開發商及來自大中華區的跨國投資者一個優質的專業服務。
加入紐馬克格拉布萊坊商業不動產仲介服務部之前,曾任職高力國際公司 (Colliers International) 所屬之估價及諮詢服務部。也曾任職德勤有限公司 (Deloitte Touche Tohmatsu Limited) 旗下勤業眾信聯合會計師事務所 (Deloitte LLP) 之金融諮詢服務部門 (Deloitte Financial Advisory Services LLP) 擔任商業不動產資深顧問。也曾任職道衡財務諮詢與投資銀行 (Duff & Phelps LLC) 所屬之商業不動產集團的資深顧問,並於2007-2008 金融海嘯期間,
為公司積極爭取價値達數百萬美元的顧問合約。
對於不動產職業的投入可追溯至1993年。當時就讀南加大 (University of Southern California) 企管系且研習不動產金融相關科目,並於多家不動產公司實習。畢業後,更透過仲介、財務模型建置、房東諮詢、物業管理、顧問及估價等多種商業不動產領域,以強化不動產技能。
過去數年內,專精於商業不動產顧問諮詢工作,經手之不動產類型涵蓋辦公大樓、廠辦、區域型購物中心、鄰里與社區型購物商場、公寓、學生宿舍、豪宅開發、高爾夫球場、休閒渡假村、遊艇碼頭、開發或複合用途發展項目、銀髮住宅、醫院、醫療保健設施、分割出售之土地、素地、銀行分行與速食餐廳等。
曾廣泛參與並協助不動產投資信託 (REITs) 與機構投資者的不動產投資組合之取得前後估算分析,其分析皆遵守美國財務報導準則──公允價值評價與揭露 (ASC 820規範)、企業合併(ASC 805規,對用物業拆分無形資產、動產與不動產等)、商譽與無形資產評價 (ASC 350 規範 )。
此外,志誠也是位經驗豐富的國際不動產顧問,其服務涵蓋替跨國企業評估遍及亞洲及北美的不動產,物業類型包含高科技廠 房、工業物業及辦公大樓等。
過去數年來所完成的不動產案件總估值已超過1 5 0億美元,其分析皆符合財務報導準則、估價,最高最有效使用與可行性分析。
