Over 60% of the top performing properties in the United States are run by a property management company, however, not the vacasa’s or Evolves of the world but smaller companies who were started by successful hosts a fews years ago. This wasn’t the case a year or two ago. Individual hosts always outperformed pm’s. There’s been a change because those individual hosts who found success grew their portfolio. I believe the STR industry is headed towards an era where all of the best performing properties will be ran by the pm’s who have the best systems and hospitality in place. When choosing a PM consider local or companies created by former hosts.

Vacasa is trying to achieve profitability in 2023 while homeowners are leaving its platform, and it's forecasting that gross booking values will decline. Tough stuff.
