The amount of beach in front on this property is amazing and rare in the area (43 meters, or 141-feet from the house to the high tide mark), and the views go on forever.

This is a cute 2-bedroom, 1-bath home that sits on a 9,009 sq. ft. lot, so there is plenty of space to add on, install a pool and create lush tropical gardens.

Within 1,500 sq. ft. of living space, the home features an open floor plan with unique, original pasta tiles throughout, a large kitchen and storage galore. Both bedrooms have windows facing the ocean.

New aluminum windows with interior protectors bring the ocean view and cool breeze inside every room.

There is also an outdoor bodega used as a laundry room and for storage. An expansive carport keeps vehicles out of the hot sun. Water is provided by either the property's well or municipal water lines.

Situated in a very quiet area between the small fishing villages of Chelem and Chuburna, the beaches are virtually empty most of the year. Take a morning walk and come home with a bag full of seashells without seeing a soul.

There is a 15-foot -long beachside, covered patio to enjoy a cup of morning coffee while watching sea birds dive for their breakfast. A short sea wall divides the yard and is perfect for keeping a pet confined on the property and keeping sand at bay on windy days.

Both Chelem and Chuburna are dotted with small grocery stores, hardware stores, a fresh fish market, and produce markets. Freshly-made tortillas are available on almost every corner.

Locally-owned restuarants serve fresh seafood dishes daily. There are a few eateries owned by ex-pats for those hungry for homemade lasagna, barbecued ribs, and other comfort food.

Progreso is about 15 minutes away and offers plenty of shopping and dining opportunites. Cruise ships stop there a couple times a week.

The city of Merida, capitol of the Yucatan, is a short 45 minutes away on a major highway. The city offers culture, chain stores like those found in the U.S. and Canada and an international airport.

Many people dream of living on the beach but don't think it is affordable. Only $159,000 USD will buy a slice of paradise in the safest region of Mexico.

Why Own Oceanfront Real Estate in Costa Yucatans famed Emerald Coast in Mexico? If one is seeking an inexpensive beachfront home in the tropics that includes the keys to a historical and culturally rich community, do consider owning a piece of your paradise here in the beautiful state of Yucatan, Mexico.Yucatan is famous for its Spanish colonial architecture found in abundance in such cites as Izamal, Valladolid, and the state capital, Merida. But Merida is also known as >The White City> for the all-white mansions that line many of the major thoroughfares. These mansions were built after an economic boom that hit the Yucatan in the form of a single plant, Henequen. At the beginning of the 20th century worldwide demand for this natural fiber plant used to produce sacks, ropes, and anything that required a strong, breathable material was enormous, and so Yucatan was the world’s #1 henequen producer and exporter. The subsequent economic boom made some families very rich, so much so that they decided to hire a French architect and build an avenue in Merida reminiscent of Paris’s famed Champs-Elyssee. In the 1920,s there were more millionaires per square meter in Merida than any other city in the world.TODAYThe entire state of Yucatan is experiencing its second economic boom. Merida and its coastal pueblos –  Celestun, Sisal, and Telchac has become a magnet for American and Canadian baby-boomers who are seeking a better quality of life at a reasonable price. This area is ideal for active retirees. The Yucatan coast (Costa Yucatan ) which is at its nearest 30 minutes away via a four lane highway from Merida’s International Airport is very similar in appearance to the beaches and water of Southern Florida as it too is on the Gulf of Mexico.  These coastal properties are quickly being bought up by foreign buyers and Mexican national alike that have an understanding of the value that is offered by the state of Yucatan. For example, coastal properties located in the nearby Caribbean state of Quintana Roo have rose astonishingly in the past 5 years, where one can easily spend $300,000 and up for a 20 meter lot without electricity or paved road. Costa Yucatan still has reletively low beachfront prices starting as low as 20,000 usd. These educated buyers are seeking oceanfront property in Yucatan economic value that obviously will catch up with its sister state, Quintana Roo. However, unlike its sister state, what appeals to most is that Yucatan is less touristy and has positioned itself more as a relaxing foreign residential community with several scheduled signature golf courses and residential communities.Plus the added benefits of an older, more established state developed over the years by a conservative, no tolerance to crime, wealthy citizenship. That has established Yucatan as the lowest crime rate in all of Mexico, along with some of the country’s best hospitals (including the largest and most modern hospital south of the boarder) and a noted university community with high standards for education and culture. And finally, shopping! Merida has practically all of the North American style shopping malls, and familiar franchise outlets.BOTTOM LINE, WHAT IS THE DRAW?There are numerous personal reasons; however the key noted ones are Yucatan’s accessibility to the USA and Canada via direct flights from Houston, Miami, Toronto, Rome, Milan to Merida's international airport daily. Now with less than a 40 minute taxi or shuttle ride you can be to your property on the coast. All those who visit Merida, the Capital city, absolutely fall in love with it, and see it as a great convenience to living so close, with its parks and colonial mansions, avenues, and most importantly, the people, who are very kind and inviting. The numerous museums, zoos, cultural events, like the international arts and culture fair that Merida host each year. And last, the natural unique beauty and activity of the state, such as exploring the hundreds of Mayan ruins peppered throughout the state including Chichen Itza, recently honored as one of the seven modern marvels. In addition you can explore the underground river system in the nearby cenotes. These caves make great swimming holes during the summer’s mid-day. And let us not forget, you can enjoy the natural beauty while playing golf on its courses available within a 30 minute drive. If one is seeking an inexpensive beachfront home in where the Gulf of Mexico meets the Caribbean that includes the keys to a historical and culturally rich community, do consider owning a piece of your paradise here in the beautiful state of Yucatan, Mexico.Find your affordable beachfront property on Costa Esmeralda Yucatan. This adorable cottage is approximately 625 sq.ft and has two bedrooms and one bathroom. The house is essentially divided in half with one half being a large living room / eat-in kitchenette and the other housing the two bedrooms and bathroom. The lot is all sand and fairly small, meaning very little maintenance.

The second bedroom is currently being used as a dining room but can easily be used again as bedroom #2. Another use would be adding a futon-type or sofa-bed type arrangement for comfy reading and visitor accomodation.

The pool is around 4 metres square but deep (1.3+ metres) and perfect for cooling-off. There are strong jets for circulation, a newer filtration unit and pump also. There are lights in the outside wall for a lovely nighttime ambiance.

There is a smaller concrete pad by the pool perfect for some outdoor chairs and there's loads of room for some loungers under the coco tree too.

The home is located close to the town centre in Chelem and one street back from the beach. The location is excellent for the restaurants and bars but not so close that noise is a problem.

There's a local "encargado" (property manager) who oversees when owners are not around - checks daily - very inexpensive. Elec. and water are very cheap also (no air conditioning - but could be added as mini-split or portable easily).

Comes with fideicomiso - which is the "trust" which can be used for foreign ownership in this area (worth @,000 - $2,500) - annual cost for trust is around $500USD (nearly all properties are owned in this way on the beach - it's Mex law)..

Great price for this cottage, don't miss out.
