Excited to announce we've decided to make the Birch House pet friendly! With the fenced backyard yard, it just makes sense.

My reservation has always been the Birch House has lake access and anyone with a dog knows the smell of a lake dog.

Tips and tricks from hosts to avoid this?? Or am I making a huge mistake and we remain no dogs?? Give me all your advice!

My favorite Leelanau small businesses to support this Christmas Season 🎄

🎁 If you want a quick way to hit many local makers check out the Christmas market at the in Leland! It's open Saturday from 10 am - 4 pm

🎁 Great Lakes Goddess | I bought a set of coasters from a few years ago for my mother-in-law for Christmas. They were beautiful and she loved them so I decided to step up my game and bought her a matching lazy Susan this year.

🎁 Silver Slag & Stone | I stopped by Markie's booth at the Christmas market and bought myself a little gift, a beautiful handmade silver ring. I've purchased many gifts from over the last few years, including a few pairs of her Leland blue earrings.

🎁Kristin Mackenzie Art | I have prints featured in all of my rentals and the cabin will be no exception. I'm selecting some pieces from her Fresh Coast Flower Series for the cabin to mix feminine whimsy with the masculine log walls.

🎁 Rebecca Deneau | I am a massive fan of prints - I own many including a set waiting to be framed for my boy's rooms. This season I am buying yet another copy of her children's book Let's Go North, it has become one of my go to gifts for children.

🎁Poppy Things | I don't actually have anything picked out yet from Poppy Things but I can guarantee I will not get through the holidays without a few stops into Chelsea's shop. has a beautiful mix of art, gifts, pottery, clothing, and baby items. It's my go-to shop for when I need a gift and I don't know what to buy

🎁 Wild Lettie | has the cutest handmade patterns in their collection of outdoor gear. In past years I've bought my kids camp towels, stickers, and zip bags. This year I've been eyeing the puffy blankets for summer beach picnics.

🎁 Let's Field Day | is a new company to me but I am OBSESSED with their Leelanau Trail Cards. I'm getting sets for all my kid's teachers this year and sets for my rentals. I feel like this is a gift I'm going to keep coming back to buy more of in the future.

1. Rugs are on crazy sale through Wayfair. I'm talking rugs that are usually over $1,000 for $300. When I'm building a budget I always forget how much rugs cost but they have an excellent design payoff. They bring color and warmth into a space. In my opinion, they are necessary, so saving big money really helps the bottom line.

2. I bought polywood chairs for multiple houses this year, including the new rental. I've bought other outdoor furniture in the past and I always come back to polywood. It can be left outside in the winter for cold weather bonfires, it cleans up easily, and they last with heavy wear. Polywood is the most expensive than other outdoor furniture brands but worth the spend.

3. Google cameras is a new one for me. We have never had outdoor cameras at our rentals in the past but having a place that I don't drive by multiple times a day feels a little scary. We decided this year to put an outdoor camera at all our properties just as an extra layer of security.

4. Minoan is a company that has group purchasing pricing for short term rental owners and designers. I not only got insane discounts with Black Friday deals but Minoan gave me an even deeper discount. I put together a massive cart on Wayfair that was $4,400 full price but $2,600 with Black Friday discounts. Then Minoan came in and gave me another $500 off making my haul more than 50%. I HIGHLY recommend you try Minoan to compound your deals this holiday season!

Excited to feature this beautiful modern farmhouse where I represented the buyers. We spent months looking for the right home in West Traverse and finally found this gem near Long Lake. After a whirlwind of negotiations and getting their home sold, we got this family into their dream home at a great price!

My favorite feature (which might go into my home remodel) is the split island in the second slide. The kitchen is long and full of storage but walking around the island would have made it less functional. But the split island, genius!!

This morning there was the beginnings of snow on my car for the first time this year. My first thought of course was "winter is coming" 🐺. Then my second thought was panic over all the things I need to do to prep for snow.

But the third thought was about Finnwood with the crisp new snow on the ground. And Little Dipper with the lake edge just freezing over. And Dune Ranch walking along the snowy beach where the wind and winter waves are whipping around. Hemlock House cozied up next to the fireplace. TC farmhouse sitting at the table with family playing games while the snow falls.

The magic of winter is fast approaching and I couldn't be more excited for the change!

These properties are both located in west Traverse City jist a short distance from downtown, leelanau county, and the sleeping bear dunes. Permits are available and current management is willing to stay on, so you could close on the home and list to rent the next day.

We had feedback that the road noise was bothersome at Hemlock. We provided sound machines and ear plugs but it still wasn't enough.

So we upgraded!! Old wood windows out and brand new sound blocking windows in! Our guests should sleep like babies now💤

Amazon Prime Day! Check out my recommendations below

This is basically a national holiday, especially for those of us who use and abuse our Amazon accounts (iykyk). We recently bought a new rental so I am ordering a few items for there, replacements at houses, and even a mattress for my own home!

If you want links to any of these items you can find them on my Amazon storefront, link is in the bio! Comment below with what you're buying on prime day!! I have more money to spend so give me your best ideas

1. Zinus Mattress - we have these at Birch and Hemlock house. We get complements on how comfortable they are regularly. I like that you can order them in multiple thickness options. We have 12 inch in all the rentals but I'm actually buying an 8 inch today for my sons trundle bed

2. Samsung Frame TV - they are expensive but there is no comparison on the market. The way your living room looks with a piece of art versus a black screen cannot be duplicated. I am getting one today for the new cabin, yay!

3. Mellanni sheets - this is the brand we buy for Birch and Hemlock. They wash well, don't look wrinkly, and are cheap to replace when items get damaged. My only complaint is that they don't come in pieces (like just a fitted sheets) so I have to order full sets for replacements

4. Stone Lain Dishes - I am ordering a few pieces to replace those that have broken or gone missing. These dishes look very expensive but they are affordable for a stone ware. They are heavy and durable. Probably a little more than a rental needs but I love them

5. Hamilton Beach Coffee Pot - We've tried a few different coffee pots but have landed on the Flexbrew as our favorite. It can do a k cup (for the one decaf drinker in the group) and can brew a single cup basket or a full pot. We are big coffee drinkers and provide local coffee so having a flexible use coffee pot is important to us!

These boys toughed it out with me all summer checking properties, running errands, stocking inventory. They were the really MVPs of the operation!!

Some days were incredibly hard but I am thankful that I got that time with them. And thankful I have owners and guests who keep coming back so I have the ability to be work from home mom.
