Cost

Energy costs are charged at 25c per KWH. An electricity meter is installed from which the start and end figures can be read. The electricity costs will be deducted from your deposit. Cleaning Costs

The exit clean of the Villa is included in the rental figure. However if an additional clean is required this will be charged at a 140€ per clean for each Villa. Bath and Bed Linen

This is included in the rental figure - However if you would like to hire additional linen prices are; bed, bath and kitchen linen- 10 € per person. To allow for cleaning, the property can be occupied from 4pm on the day of arrival until 11 am on the day of departure. There may be some scope for flexibility according to the bookings. A full set of keys will be handed over on arrival. All rental figures are set in Pounds Sterling, showing an approximate exchange rate. Exact rate will be agreed for € on confirmation of booking if required. The rental rates quoted are for up to 8 guests for Villa Flora and for up to 6 guests for Villa Mango, any additional guests at Villa Mango will be charged an extra cost of £100 per person, per week, up-to a maximum of 8 guests. Please note that a 25% reservation deposit is payable on booking, and the balance is payable 6 weeks before your holiday. We accept Bank Transfers in Pounds Sterling or Euros or. This is a stunning, luxurious 4 bedroom Finca, with its own pool, sauna , whirlpool bath, gymnasium and beautiful private gardens with a citrus grove. Located in the countryside between Alicante 20kms to the West, and to the East, less than 10 km away is Elche the Valencian regions third largest city. The Alicante International Airport is only a 10 km drive. Villa Flora is a very beautiful, executive grade country property. Set in its own private garden and grounds. Excellently furnished, this very spacious 4 bedroom 2 bathroom Finca, with a beautiful Kidney shaped swimming pool (with child safety gate) and lots of space for all day sunbathing. There is also a very large covered terrace offering shaded alfresco dining. Internally the Villa has been furnished to a very high standard. Offering two king size bedrooms and two twin bedrooms, with plenty of wardrobe space. The main king size bedroom has en-suite Bath/Shower room, toilet and bidet. In addition there is a main shower room also with toilet and bidet. The lounge/dining room is extremely spacious and has a large plasma TV with British Satellite, DVD/ CD player and Wii games console with some games. The kitchen is very well equipped with Oven/ hob, microwave, fridge/ freezer, dish washer, coffee machine and dining table and chairs. In addition there is a utility room with washing machine, tumble drier and an extra fridge and chest freezer. The Fitness room is located to the right of the main entrance and has a Sauna, a whirlpool bath, a shower and Gym equipment. The entrance to the Villa is through a sliding wrought iron gate. There is a car port that provides shade for 3 cars and a large drive area for additional parking. The Villa is all on one level with only two steps up, therefore providing good wheel chair access. TERMS & CONDITIONS OF BOOKING

1. TO CONFIRM YOU’RE BOOKING All bookings will be provisionally held for seven days until either the required deposit or full payment is received. A non-refundable deposit of 25% of the total rental price for the period booked is required, along with a completed and signed booking agreement. Any balance due must be paid in full no later than six weeks before departure, except where the departure date is less than 6 weeks after the booking date in which case full payment is due within 7 days of booking. If payment is not received within 7 days of booking or if balance payments are not received by the due date, we reserve the right to cancel your booking. Receipts will be issued by email for deposit and balance payments. Your booking is confirmed once cleared funds are available in our bank account. In the event of a payment not being honoured by the bank on which it is drawn, a £20 charge will be levied to cover administration costs and bank charges. Amendments to the rental agreement can only be made with the agreement of Spanish Villas 2 Rent.

2. CANCELLATION In the event that you cancel your booking for any reason whatsoever, the following charges will apply. Up to six weeks before departure – deposit only. Within six weeks of departure – 100% of the full rental cost. If for any reason during your stay you decide to cancel your booking, no refund will be issued. In the unlikely event of cancellation by Spanish Villas 2 Rent, or should the property become uninhabitable prior to your stay, a full refund of the cost of your holiday rental accommodation, paid at the time of cancellation, will be given plus the relevant amount of the security deposit. If alternative accommodation is not available. Under no circumstances shall Spanish Villas 2 Rent’s liability to the guest exceed the amount paid to Spanish Villas 2 Rent for the rental period.

3. WHAT'S INCLUDED Your holiday home rental includes: accommodation and all facilities, including water, the use of the pool and a full clean before arrival and on departure. Not included in the price are flights, car hire, airport transfers, travel insurance, midterm cleaning and/or linen changes, electricity/ Gas, meals or the hire of cots or associated items unless stated otherwise in the property details.

4. SECURITY DEPOSIT A security deposit is charged on all bookings. This is held against any loss or damage during your stay. Any accidental or wilful damage or loss to any property and/or its contents are the responsibility of The Renter and must be reported to our Key holder. Deductions will be made from the security deposit to cover the cost of any damage to, or loss from, any property or should any additional cleaning or removal of rubbish be required at the end of your stay. Subject to no claim being due, the full amount will be refunded no later than 21 days from the conclusion of the rental period.

5. RENTAL PERIOD Access to any property is from 4pm onwards on the day of arrival. Properties must be vacated by 11am on the day of departure. It may be possible to alter these times in individual cases. Additional charges may be incurred. We welcome rental periods from Saturday to Saturday. It is possible that we may be flexible with this condition, but only by prior arrangement.

6. SECURITY AND SAFETY It is the responsibility of The Renter to ensure that any reasonable security measures are carried out. Any loss or damage to or from any of the properties occurring as a result of a failure to follow any or all reasonable security measures or through negligence is the sole responsibility of The Renter. Further it is The Renters sole responsibility should failure to follow any or all reasonable security measures, result in injury, illness, loss or damage to any member of the travelling party or their personal property or that of Spanish Villas 2 Rent. We take the safety of our guests very seriously. Unfortunately crimes against people and property are a fact of life throughout the world and you have the same responsibility for your personal safety as you do at home. We therefore advise all guests to be extra vigilant and ensure that great care is taken of your personal property, the accommodation and its contents and, as grilles and shutters are fitted to doors and windows please ensure these are closed/locked when leaving the property or in the garden or on the roof terrace. In the event that you should lose any items of value while on holiday through theft or otherwise, you must report the facts immediately to the local police and obtain a written report. If a report is not obtained, it will be difficult for you to pursue any claim through your holiday insurance.

7. KEYS One set of keys will be issued per property. It is The Renter's responsibility to take good care of the keys issued. If the keys are lost, mislaid or stolen all the locks to the property will be replaced. The cost of the replacement locks and keys will be borne by The Renter in all circumstances and this will also include the cost of replacing keys/electronic fobs.

8. OVER OCCUPANCY The size of the travelling party is as stated on the booking form. If the actual number of persons exceeds the number stated admission to the property may be refused. In this instance no refund whatsoever will be given. If, during the course of your stay, additional people are resident over and above the number stated on the booking form the security deposit will not be refunded and additional charges may be incurred.

9. AGE RESTRICTION & GROUPS We cannot accept bookings from groups of teenagers, large single s*x groups, groups where the majority are under the age of 21 years or from hen and stag parties. Groups of mixed ages in one or more properties are accepted solely at our discretion.

10. TRAVEL INSURANCE It is The Renter's responsibility to ensure adequate travel insurance is purchased. We owner of the properties and our key holder do not accept any responsibility or liability whatsoever or howsoever caused for injury, illness, damage or loss to any of the travelling party as a result of failure to be adequately insured. Spanish Villas 2 Rent and our key holder do not accept any responsibility or liability whatsoever or howsoever caused for injury, illness, damage or loss to any travelling party caused by use of the property, its facilities and communal facilities. Guests are required to exercise due supervision and care of children and the elderly when near swimming pools, balconies, stairs etc. Spanish Villas 2 Rent and our key holder accept no responsibility for insurable risks.

11. FORCE MAJURE Spanish Villas 2 Rent and our key holder will not be liable for any loss, injury or delay occasioned by any of the following: strikes, riots, political unrest, hostilities, war or threat of war, terrorist activity, industrial disputes, fire, flood, technical and/or weather problems with transport, aircraft grounding, flight cancellations, airline collapse, closure of ports or airports, weather conditions or any other event beyond the control of Spanish Villas 2 Rent and our key holder.

12. PASSPORTS / VISAS It is The Renter's responsibility to ensure that all members of the travelling party have valid passports and, if applicable, visas.

13. BUILDING WORK Both our holiday properties are situated in residential areas and work may begin on a neighbouring property over which we have no control, nor may we be given prior notice. However, in any event, we will always do our best to inform you of the facts in advance but if this is not possible we cannot be held responsible. As with most areas in Spain, there is on-going construction work

14. SWIMMING POOLS Swimming pools need to be maintained at least once a week and therefore during this period use of the pool will not be allowed for safety reasons. it is The Renter's responsibility to familiarise themselves with the pool, access and depths. Swimming pools can be dangerous places if not used correctly, especially for children. You are solely responsible for your own safety and that of the members of your party, guests and friends. We strongly advise that you purchase suitable travel insurance.

15. SATELLITE TELEVISION Reception can be variable from time to time and may disappear completely for periods. This is usually due to weather conditions and is particularly so for UK channels as southern Spain is on the edge of the satellite footprint. From time to time the local supplier(s) may have to carry out maintenance resulting in complete loss of service. In all instances Spanish Villas 2 rent cannot be held responsible for loss of service.

16. COMPLAINTS If, in the unlikely event, you have cause to complain, or have a problem with any aspect of the accommodation during your stay, you should, in the first instance, contact the key holder responsible for the property in which you are staying within 24 hours. The key holder will make every effort to resolve any complaint/problem that you may have. In the unlikely event that the key holder cannot resolve your problem, you should either contact Spanish Villas 2 Rent by telephoning (0044) 1409 240055 or request that the key holder contacts us. We will endeavour to resolve your complaint/problem to your full satisfaction. Any complaint not reported to the key holder or to Spanish Villas 2 Rent Ltd at the time the problem occurs but only reported after The Renter's return home will not be considered valid. Spanish Villas 2 Rent cannot be held responsible for any temporary defect or malfunction of any appliance, equipment or machinery in the building, grounds or swimming pool. Under no circumstances shall our liability exceed the amount paid by The Renter for the rental period.

17. CONDUCT Both properties on this website are located in residential areas. Please respect the privacy and quiet of the neighbourhood, keep noise to a minimum particularly after midnight. In the event of any complaints which cause distress, danger or annoyance to any resident or other holidaymaker in adjoining properties, Spanish Villas 2 Rent reserve the right to terminate your holiday booking immediately. In this instance no refund will be due and no costs in locating alternative accommodation will be paid. Verbal and physical abuse of Spanish Villas 2 Rent and the key holder, residents or neighbours will not be tolerated and may result in the police being called.

18. RENTAL CONTRACT The rental contract that you sign is subject to English law and no other. If any dispute or claim cannot be resolved then any such dispute or claim must be dealt with by the Courts of England and Wales only.

Villa Mango - Specification Villa Mango, Gran Alacant, Alicante,Costa Blanca, Spain ** Wi-fi internet (fibre optic) access included ** This beautiful detached Villa with its own private pool is located in the coastal town of Gran Alacant, near the fishing town of Santa Pola, with its beautiful marina and many unspoilt blue flag beaches. Only 10 minutes drive from Alicante International Airport. This Villa has the unique facility of offering you a choice of accommodation depending on the size of your party. The villa can ideally cater for up to 6 people or in addition you can make use of the underbuild accommodation that means you can then accommodate upto a maximum of 8 people. The main Villa is very spacious and has 3 air conditioned, bedrooms, 2 doubles and 1 twin, 2 with en-suite and 1 with a family bathroom. The well presented lounge and dining area is air conditioned and has English satellite TV, a DVD and a CD player.
