some progress photos of our latest project.
in brief, it is a rental property that has been left vacant for a few years.
in that time it has become a hang out for local kids who thought it would be entertaining to ransack and smash up the entire property.
a couple of months hard graft have turned it back in to a livable property.
here's some of the progress weve made.
just waiting for the new windows and capets then the flat will be available by next week.

here's some progress photos from our current project.
a full refurb including structural work in a large bungalow with a badly designed layout that hasn't mad the best use of its size.
it has had no modernisation done in the last 40 years.
every thing about it screamed "welcome to 1980"
from the room fully clad in pine tongue and grooved cladding to the walls and ceiling with its parquet floor, to the bathroom with its shell shaped corner bath and matching toilet, sink and bidet in a lovely maroon.
it is currently a 2 bedroom with 1 bathroom and 1 en-suite.
when the works are completed it will be a 4 double bedroom, 2 with full en-suite and a master bathroom.
all without the need for any extensions just reshaping the existing space and plenty of imagination with a little hard work thrown in.

stripping the kitchen, removing the wall to the dinning room.
also we demolished an existing wooden framed and fully glazed extension, re-buiult in block work and fitted a lovely set of French doors in anthracite.,
we then removed another wall and opened it all up to form a large 2 area dinning room and open to a through kitchen.
all re-plastered and ready for the kitchen fit out in the next phase of work.

a little job to create a garden room from a fusty old unused garage.
new g.r.p (fibre glass resin) roof,
new insulated and plastered walls lining the inside.
internal walls to create storage.
all wired with its own consumer unit, new lights, new sockets, heating systems.
freshly plastered and even a little wine cellar made in the mucky old disused mechanics pit

a nice and enjoyable project to refurbish the entire ground floor of a 1960's box.
structural works to remove the rear window and door, then create a wider opening for a set of new French doors.
new window to the side elevation.
removal of various internal walls etc.
strip a dated kitchen.
re-model the entire ground floor layout with an open kitchen dinning space and new walls to make a cosier living room, down stairs toilet and separate laundry room.
a beautiful contemporary kitchen, modern spot lights and new vinyl flooring throughout the ground floor.

all completed in 3 weeks just in time for the arrival of the customers first baby.

a few from a small bathroom we created.
there was no room here when we arrived, just a decent sized wasted space on the second floor loading of 19th century town house.
its amazing what a bit of vision and 5 days can create

another happy customer with an extra bathroom in a room they never thought they had.
space for mom and dad to relax in peace and quiet without queuing with their growing family.

here's a kitchen we installed for a very happy customer in 2021.
works included stripping the old kitchen, removing internal walls that previously formed a pantry.
we removed their chimney breast and created a space double what they had before.
the whole kitchen was re-plastered, new lights and a sleek contemporary kitchen supplied by howdens.
all new appliances and finished with a new L.V.T flooring.

a loft conversion we completed in July.
all works to fit a floor spanning the full property,
structural works to the roof and purlins to allow us to install a large 4 unit dormer sky light kit and renew the roof tiles. all 4 windows open to give a beautiful open space.
walls and doors creating storage space behind,
new stairs and open balustrade.
fully plastered, new skirting boards and decorated.

I can highly recommend the dormer/sky light to any roof space rooms.
they give as massive increase in usable space and head hight, at a huge saving on the construction of a traditional dormer roof.

extension and kitchen fit out completed last year.
works included complete construction of a single storey extension with multiple skylights,
structural works to remove almost all the existing rear wall and installation of structural steels.
the extension was split in to 2 main areas, including a utility room area with additional walk in shower and toilet rooms.
the main area was an open space including a largfe refurbished area of the orrigional property.
where we fitted a set of bi-fold doors and a new open plan kitchen supplied by bHowdens, opening in to a dining area and large lounge area, all fully refurbished, re-plastered, re-wired and decorated.
finished with L.V.T flooring through out the whole down stairs.
