Our Casa Abuelo Loco rental is coming along. We'll hopefully have it ready for rental by mid October.

Kudos to Sadie's mom. THIS is how to parent.

Sadie's mom called me a few days ago. She explained that her child had taken one of our make-up washcloths. I replied that the cost was negligible and not to worry about it. She stated that the lesson for her daughter was more important and that she wanted her daughter to personally apologize and ship it back to me.

I then had a precious conversation on the phone with Sadie. She was obviously very sorry. She promised to return what she'd taken and to never do anything like that again. I accepted her apology and thanked her for making things right.

Today, I received a note from Sadie, along with the returned washcloth. I replied and will be keeping this note. I've received thousands of communications from our guests over our years in this business. I think this one is my favorite.

'Twas the night before Christmas, when all through Big Bend
The tourists were stirring, some still driving in;
Their rentals were ready, stocked and cleaned with great care,
In hopes that our guests would all love being here;
Our cleaners were back home, all snug in their beds;
While visions of less busy days filled their heads;
Janet in her night gown, and I in my PJs,
Just hoped all our guests would enjoy their stays.
Then my phone started pinging with insistent clatter,
I swiped at the screen to see what was the matter.
Checking my messages, I browsed through them fast,
I read with relief and my worry soon passed.
One guest after another just letting us know,
They’d arrived, were delighted, and all was a go.
They said all was perfect and glad to be here,
Seeing mountains, sunsets, bears, and mule deer.
Making plans for their dining, which places to pick?
I was happy to offer suggestions right quick.
More rapid than Google, my endorsements came,
And they listened, and noted down each one I named:
“Poco y Mas in the morn, Rustic Iron at noon,
La Kiva for dinner, for dessert leave some room.
Check out the galleries, you should visit them all!
Hang out on the porch. You’ll all have a ball.”
As others before they asked about nights,
I told them, “Be sure to check out the dark sky”.
They asked about hikes and they mentioned a few.
I told them of others and shared what I knew.
And then, came an inkling, to suggest something more:
“Visit Boquillas. Their charm and smiles you’ll adore.”
As I made my suggestions, they noted them down.
They said it was great to drop the stresses of town.
We spoke of the parks, the national and state.
They asked which was best. I replied “both are great”.
“What if we get tired?” they asked with dismay.
I suggested scenic drives or porch sitting all day.
“What other adventures are out here”, they queried.
“River trips, horseback, jeep tours, guides, it’s quite varied.”
“What of the whole region, like day trips and such?”
“There’s Alpine, Fort Davis, Marathon, Marfa -so much”.
That’s when their mood seemed to sadden a bit.
They worried it all was just too much to fit.
With only three days, they’d never get all that in.
No worries, I countered, just come back again.

Good reviews always make our day. This one is our favorite type. This guest would have been perfectly justified to leave a negative review. There was a rather significant plumbing problem that disrupted their stay. We were quick to respond and resolve it, but there is no denying that he and his family were inconvenienced.

As hard as we try to provide trouble free accommodations, problems arise on occasion. When they do, it can either ruin a vacation or the host can step up and make things right. That's what separates an average host from a good host with the support of a great team.

We get lots of glowing reviews from guests that had no problems at all. Those are easy and expected. Every host gets those.

The hard won reviews come when the guest has a valid reason to complain, but instead offers nothing but praise and plans for return visits because they know that our whole team worked hard to salvage their vacation and made amends for their inconvenience.

Salvaging guest experiences by resolving problems is where we shine. Our dedicated team, our depth of experience, our caring property owners, our genuine appreciation for our guests, and our well equipped support facilities combine to provide a very high capacity for resolving problems. That allows our guests to focus on enjoying their vacation, even if a they find a problem at their rental.

Here's a few free tips if you're thinking of buying or building a potential vacation rental in the Big Bend, or any remote location:

1) Location is crucial. Close to where people want to be, but not too close to others.
3) Reliable road access is crucial. Having bad roads or being too far off the pavement will kill your market potential, lead to bad reviews, and make it difficult to clean and manage.
3) Don't go cheap. Saving money on the property and improvements often leads to huge losses in potential future revenue.
4) Check with the neighbors. If they're going to hate you and your guests, find another property.
5) Find a property manager BEFORE you're in too deep. We've turned down lots places that were pricey to build but would be not worth the time and effort to manage.
6) Don't be so "off-grid" that the property is unmanageable or uninhabitable. Alternative energies and rain catchment can be great. They can also spell doom if done poorly.
7) Make it easy to clean and manage.
8) Not all acreage is equal. 5 acres in a wooded or hilly area can seem huge. 5 acres in a flat valley with only short vegetation will seem tiny.
9) You can do pretty much anything you want on your property. So can your neighbor. A bad neighbor, or a good one with bad ideas, can devastate your property value, marketability, and peace of mind.
10) BUY MORE LAND.
11) Estimate your expected costs and timelines and multiply those estimates by at least two. If those numbers make you nervous, change or cancel your plans.
12) One nickname for this area is "the land of broken dreams". Don't let your dream become your nightmare. Don't be tempted down a risky path based on confidence and enthusiasm alone.
13) Add value to the property and community. Don't exploit it.

It meant a lot to me and my husband, and the other couple we were traveling with. Sadly, we always wonder how and if we will be accepted at a property so we check things out beforehand. The new Greater Big Bend International Dark Sky Reserve covers 15,000 square miles and benefits astronomical research, wildlife, ecology, and tourism.

As park visitation increases and park campsites and cabins are at maximum capacity, we are proud to host visitors in private lodging outside the boundaries of the park.

The wide-open spaces of West Texas lured a record 581,000 recreational visitors to remote Big Bend National Park in 2021. These numbers reflect a 25% increase since 2019 (464,000 visitors), the last year the park was completely open, and a 49% increase since 2016 (390,000 visitors). Once relatively unknown, the Big Bend area continues to see a significant increase in visitation, and the Covid-19 pandemic has resulted in even more visitors seeking out the qualities of this special place.

Park managers continue to address the effect that increasing visitation is having on visitor and employee safety, resource protection, visitor experiences and operational capacity. Demand for lodging and camping in both developed campgrounds and backcountry primitive sites has also reached capacity in recent years. For most of 2021, all developed campgrounds were booked to available capacity.

The National Park Service looks forward to welcoming visitors in 2022, and encourage all to plan ahead and arrive prepared to enjoy this remote place.
Big Bend is a gift from those who came before us, who worked hard to promote and protect the area as a national park. Please recreate responsibly and help ensure this iconic landscape may be enjoyed by future generations.

DO NOT BRING YOUR OHV, ATV, SXS, or off-road motorcycle when visiting the Big Bend Region.

They are not allowed in Big Bend National Park, Big Bend Ranch State Park, or anywhere other than your own private property.

This picture is just one example among dozens of off-road trespassers tearing up our desert. This was on private property, without the owner's permission. These clay hills will show these scars for years. Other off-roaders will see the tracks and add their own.

We do not allow any non-street-legal motorized vehicles of any type at any property we manage. Most other local lodging providers have similar rules. The parks have the same rule. There is NO PLACE TO LEGALLY RIDE THEM within 150 miles.

If you bring them, locals will follow you. They will photograph you and post the photos, along with harsh words, all over social media. They will report any illegal activity to the sheriff. The sheriff will tract you down. You will not have a good time. Leave them at home, or take them somewhere else.

Did you know that the largest flying creature of all time was discovered in Big Bend National Park? This year marks the 50th anniversary of the discovery of fossils in the park belonging to a pterosaur known as Quetzalcoatlus.

In 1971, Douglas A. Lawson, a student at the University of Texas in Austin, was performing geological field work in Big Bend National Park for his master’s thesis when he discovered a fossil bone eroding out of an arroyo bank. His professor, Dr. Wann Langston Jr., determined that this long, hollow, very thin-walled bone could only be from a pterosaur wing. This huge pterosaur had an estimated wingspan of 36–39 feet, making it the largest known flying creature to have inhabited Earth! Lawson named his discovery Quetzalcoatlus after the Mexican deity Quetzalcoatl, who was worshipped by the Aztecs in the form of a feathered snake.

Spring Break is here! As you read this, hundreds of people are on the road, headed for the Big Bend. Here are some insider tips to make your visit more enjoyable:

Have a Plan B
There will be delays and closures, so have a good Plan B. Road construction is happening throughout the park and during busy times, popular places such as the Chisos Basin, Santa Elena Canyon, and Boquillas Canyon can be subject to one out/one in traffic control.

Don't Set Your Heart on the Hot Springs
The Hot Springs area and the trail from Daniels Ranch are still closed. Please don't go there.

A Trip to Boquillas for Lunch? Not This Trip.
The international border also remains closed for the foreseeable future.

Camping in the Park?
We appreciate spontaneity, but if you want to stay in the park, have a plan.

Backcountry permits for sites on the River Road, Old Maverick Road, and a few drive-up sites on Glen Springs Road can still be obtained at the Panther Junction or Chisos Basin visitor centers. However, most of these sites require a high clearance (and sometimes 4x4) vehicle to access. We have very few first come-first serve sites that can accommodate cars or a trailer of any size.

The rest of the backcountry sites and ALL campground sites must be reserved online at Recreation.gov. Can't find anything? Keep checking. Reservations are cancelled frequently.

Please don't "boondock," sleep in your vehicle in a parking lot, or stay at a roadside pullout. Ask at any Visitor Center for a list of great camping places just outside the park if we can't find a place for you.

Masks
We know that the State of Texas has dropped its mask requirement (as of March 10), but we are a NATIONAL park. Masks are still required in crowded places such as visitors centers, bathrooms, or on guided tours. Please wear your mask.
