What are your POWER moves to get offers accepted right away, create a sense of urgency with other agents? This is a letter that has been working for us. AND.. I do have to add the coop relationship with agents around KC has been a big factor that they know we will get the deal done and we don't create drama, issues or play too rough. I do work for our client, but in master negotiating fashion - that Tim Burrell shared in his book - we make sure the way it is presented the other side feels they are getting what they want. here is a somewhat "template" that I have been using lately, and got 3 offers accepted without competing and even got 2 to take our offer before they "best and final" date. That took a bunch of agents out of the equation.
