Dubai real estate oversupply presents opportunities for buyers in 2017

Real estate prices are widely expected to bounce back in Dubai by the last quarter of 2017 after a persistent fall since 2014 but most property pundits say the supply of 41,000 new units over the next 14 months could pose a real challenge to that long-awaited recovery.

Residential prices, which dropped 7.4 per cent on an annual basis at the end of the third quarter of 2016, are poised to dip another five per cent during the first nine months of 2017, will start stabilising in the last three months of next year, driven by government spending on projects related to Dubai's hosting of the World Expo in 2020

Dubai property prices on recovery glide path

Amidst an avalanche of conflicting reports on the direction of real estate prices in Dubai, investors have been left in a haze of uncertainty. Between calls of prices continuing to slide gently down a hill and "green shoots" emerging, market observers have been perplexed as to what actually is going on. It is worthwhile to examine the data in order to determine what the likely trends are that are already under way.

When mortgage data is examined, it is astonishing to note that buying levels by mortgage buyers have remained remarkably stable, rising at a gradual rate despite the overall decline in transactions. On a city-wide level in the freehold space, mortgage buying now accounts for more than half of overall purchases (rising from 28 per cent in 2010) and in certain communities such as Arabian Ranches and Emirates Living, mortgage activity is in excess of 80 per cent of overall transactions.

This implies two outcomes for the real estate market: 1) prices are no longer held hostage to "speculative" or hot money purchases and 2) as the investor base has become more end-user driven, price trends become harder to evaluate as inter-transactional price volatility rises.
