🏠 A reminder that the deadline for the first installment of the property tax (IMU) is June 17th. Make sure to meet this obligation on time to avoid any penalties. Exceptions might apply based on your situation, such as having your main residency in the property, and many more.

New CIN: Short-Term Rentals! 🏡 Starting June 3, 2024

The State-Regions Conference has approved the decree on the National Database of Accommodation Facilities (BDSR), launching on June 3, 2024. This digital platform, created by the Ministry of Tourism in collaboration with Regions and Autonomous Provinces, will standardize processes and improve market transparency.

BDSR: What Is It and How Does It Work?
- National Identification Code (CIN): Required for publishing listings and identifying properties.
- Access: Through digital identity, owners can manage their properties and obtain the CIN.

Implementation Phases:
1. Experimental Phase: Starts in Puglia on June 3, 2024.
2. Full Implementation: Gradual extension to all Regions.

Short-Term Rentals in Italy: 2024 Updates! 🏠✨
🎉 Latest Updates from the 2024 Budget Law:
1️⃣ Flat Tax at 26%:
For short-term rentals, the tax rate is increased to 26%. Taxpayers can still apply the flat tax at 21% but for only one of their properties in the income tax return. 📈
2️⃣ Withholding as Advance Payment:
The withholding tax on short-term rentals, retained by platforms (Airbnb, Booking etc..) will be considered as an advance payment, not as a tax. 💰📉
🚨 Additional Provisions Already Approved with the Early DL:
Introduction of the CIN (Codice identificativo Nazionale)
CIN will visible externally and in every listing. 📌
🛡️ Security in Property Units:
Devices for detecting gas and carbon monoxide are mandatory, with fire extinguishers every 200m², at least one on each floor.🔥
⏰ Effective Date:
The new rules will take effect 60 days after publication in the Official Gazette, confirming the activation of the national database and the telematic portal of the Ministry of Tourism for CIN assignment 🗞️
💸 Penalties:
Short Rental Without CIN and security devices: fines will apply.
