👉 By 31st March 2025, OTAs like Airbnb & Booking.com will send out the Certificazione Unica (CU). This document is essential for reporting your 2024 rental income since it shows the taxes already withheld. Head to the "Tax Info" or "Extranet" section of your OTA account to download it! 📩✔️

📅 Key Tax Deadlines for 2025:
- 30th April - 30th June 2025: If filing in paper format. ✉️
- 30th April - 31st October 2025: If filing electronically, either directly online or via an authorized intermediary. 💻✅

🚨 Important Update for Short-Term Rentals! 🚨

One of the biggest changes introduced with the CIN code is the mandatory requirement for short-term rentals to have specific safety devices installed. Here’s what you need to know:

🔥 Fire Extinguisher:

1 per 200 sq/m
If your property has multiple floors, you’ll need one per floor
Must have a minimum extinguishing capacity of 13A and a charge of at least 6 kg or 6 liters

🛑 Gas & Carbon Monoxide Detector:

Required in all properties unless there’s no gas on the premises

💡 Good News!
You can install these devices yourself! Just remember, fire extinguishers require periodic inspections by a specialized company to stay compliant. ✔️

Have you got your Codice CIN (CIN Code) on time?
1st January 2025 was the deadline for all existing Short Term property owners to get their CIN code and update it also on the OTAs (Booking and Airbnb).

With the CIN code there is also the obligation to have:

- devices for detecting combustible gases and carbon monoxide ( see https://amzn.to/4h8e8CV)
- portable fire extinguishers (6kg, one each 200 sq. meters or each floor)

🏠 A reminder that the deadline for the first installment of the property tax (IMU) is June 17th. Make sure to meet this obligation on time to avoid any penalties. Exceptions might apply based on your situation, such as having your main residency in the property, and many more.

New CIN: Short-Term Rentals! 🏡 Starting June 3, 2024

The State-Regions Conference has approved the decree on the National Database of Accommodation Facilities (BDSR), launching on June 3, 2024. This digital platform, created by the Ministry of Tourism in collaboration with Regions and Autonomous Provinces, will standardize processes and improve market transparency.

BDSR: What Is It and How Does It Work?
- National Identification Code (CIN): Required for publishing listings and identifying properties.
- Access: Through digital identity, owners can manage their properties and obtain the CIN.

Implementation Phases:
1. Experimental Phase: Starts in Puglia on June 3, 2024.
2. Full Implementation: Gradual extension to all Regions.
