Our design for Beach Break included some interesting light fixtures, and we knew we’d need a skilled electrician to execute that vision. We were fortunate to meet Chris Ellis Electric, Inc. as we were closing on this property, and we immediately enlisted his help in the demo phase. His skills truly shined as we progressed with construction! From the custom, clustered living room pendants to the hanging bedside shades, Chris and his team helped us bring that wow factor!

We wanted this property to cater to a wide array of potential guests, and we spent a lot of time with our builder and architect revising plans to achieve the layout we were looking for. The two large bedrooms are identical in size and can function as dual primary bedrooms for those looking to share their vacation with friends and family without sacrificing comfort. Similarly, we wanted the third bedroom, with two twin beds, to offer the same comfort and aesthetic for additional adult guests, with some whimsical touches to make children feel at home! Whatever the age, we hope our guests appreciate the effort we put into these rooms as they enjoy their Green Harbor escape!

Our full bathroom features natural elements, Moroccan-inspired Zellige tiles, and plush towels to create a spa-like retreat, welcoming the most refreshing post-surf showers and baths.

The creative team at Tiles by Perfection proposed spot-on solutions for the backlash and shower to give the space a handmade, artistry feel we think connects it back to nature.

We’re super grateful to have built longtime relationships with friends whom we’ve tapped for knowledge and guidance over the past decade since the purchase of our first property. One of the most important partnerships has been with Mark Stiles and his talented team at and Law who represented us in the purchase of Beach Break. We’ve been fortunate to leverage his team’s experience over the years and they’re often our first call when presented with obstacles or we need sound advice. .stiles has expanded into the podcast realm so listeners can tap into that same depth of knowledge and experience through his platform. We have been extremely fortunate to have Harbor Realty Group, LLC in our corner, both in our hunt for Beach Break and for previous real estate needs. Janice Walker, the owner of Harbor Realty Group, is both family (Dave’s aunt!) and trusted advisor, offering decades of experience in real estate and an unmatched knowledge of the local markets. Janice consistently located hidden gems throughout the south shore while navigating a highly competitive landscape. Ultimately, our love of Green Harbor won out, and we purchased Beach Break, largely due to Janice’s conviction in the deal! One of our first calls early in the design phase was to our friends at . We may be biased given that they are some of our closest friends, but every project we worked alongside them with has turned out amazing, and that is especially true at Beach Break!

We knew we had to pack a lot into a small space; still, we wanted the kitchen to be beautiful and impactful. At the suggestion of the Stoneridge Team, we opted for Quarter Sawn White Oak cabinets, which perfectly aligned with our vision of a modern beach bungalow. The bank of oak cabinets offset the more traditional white shaker cabinets with shiplap end panels. Floating shelves flank the hood, also wrapped in shiplap, which climbs to the peak of the kitchen, highlighting the vaulted ceiling. The cream-white LG Viatera Soprano quartz countertops, also sourced with the help of Stoneridge Design, tie the two cabinet finishes together seamlessly.

The Stoneridge Team incorporated many fun and functional ideas throughout the kitchen that we will continue sharing! They were invaluable partners in this project, well beyond their input with the kitchen design. We truly appreciate the extensive knowledge and collaborative approach they brought to this project. We love the result and hope our guests will enjoy it, too!

An integral part of our vision was the guidance and skills of our general contractor, Jeff Lincoln. While Jeff isn’t on social media, his sons, Sam and Ben Lincoln, are equally well-known in construction and real estate circles. We have been fortunate enough to know Jeff for almost a decade as he completed a two-phase renovation at our primary residence.

When we decided to purchase a rental property, Jeff was our first call, and he accompanied us on several showings before ultimately putting his seal of approval on Idaho Street.

Early in the process, Jeff advised us that rebuilding, rather than renovating the original structure, was the appropriate strategy, and we certainly won’t argue that it was ultimately worth it! Jeff consistently brought ideas, patience, and a lifetime of construction insight to bring our dream to life. He flawlessly executed our vision of a coastal retreat with an elevated yet functional aesthetic, all while working within the constraints of a small footprint.

With Jeff’s guidance and the help of his skilled network of subcontractors, we were able to complete this project in 8 months. We think the result is a truly unique retreat that we hope others will enjoy!

We aimed to strike the perfect balance of fitting in, but also standing out. Green Harbor was once a coastal village dominated by fisherman shacks and beach cottages, and maintaining that timeless charm was a priority. When we learned the original structure may not be worth salvaging, we wanted to replicate the coastal charm that first drew us to the property. Knowing that we wanted the new build to be unique yet complementary to the neighborhood. The original property read as a collection of gabled structures that could have been combined to become one building. We aimed to recreate and expand upon that design while adopting some modern touches — and where we landed feels right.
