The Association says:
Prices Still Rising Despite Affordability Challenges Across the State
Sales continued to soften in August, but home prices showed their largest year-over-year gain in over 12 months. Many would-be sellers are choosing to stay put for now. Most sellers are also buyers, and higher mortgage rates combined with higher prices have truly harmed affordability.

MNR President Emily Green said, “We’re seeing people stay in their homes longer, particularly if they have an attractive mortgage rate. Some call this the ‘lock-in effect’ and it’s preventing needed inventory from hitting the market.”

Updates on the market: interest rates are down a bit, inventory continues to rise, a good thing for buyers.

For Week Ending March 25, 2023
Mortgage interest rates declined for the third week in a row, with the 30-year
fixed rate mortgage averaging 6.32% the week ending 3/30/23, the lowest
level since mid-February, according to Freddie Mac. The drop in rates has
led to an increase in mortgage demand, with mortgage applications to
purchase a home rising 2% from the previous week, marking the fourth
consecutive week home purchase applications increased, according to the
Mortgage Bankers Association.
In the Twin Cities region, for the week ending March 25:
• New Listings decreased 28.1% to 1,035
• Pending Sales decreased 28.4% to 846
• Inventory increased 9.2% to 5,799

Update on the current market

Closed Sales Fall, Interest Rates Rise,
and Home Prices Inch Higher

With closed sales down more than 22% compared to February 2022, higher interest rates continued making homebuyers wary. Following an encouraging descent to just over 6% in January, the rate on a 30-year fixed mortgage rose to 7.2% by the end of February. New listings also declined, dropping 23% year over year as just under 4,600 homes came on the market. Because the overall supply remains at a historic low—only 1.3 months of inventory—competition for desirable properties is still robust.

The median sales price reached $315,000, up 3.4% over last February. Even so, sellers who were getting nearly 100% of their asking price in 2022 averaged 96.5% this February, a 3.2% reduction. Homes were also taking longer to sell, spending 53 days on the market on average, up nearly 13% from a year ago. This increased the total number of properties for sale by nearly 11% compared to February 2022.

The market is shifting. It’s a good thing for buyers.

In August, closed sales were down 17% compared to a year ago, with 8,256 transactions across the state. New listings followed the cooling trend, falling 17.9% compared to last August even as the total number of homes for sale increased by 2% to 13,271. This bumped up the supply of homes on the market to 1.9 months, an 18.8% gain over last year. Although the median sales price increased 4.4% to $330,000, sellers were receiving slightly less than their asking price, down 2.2% to 99.3%. In a slight market shift, the Realtor Association announced a uptick in the number of houses for sale.

May housing overview shows uptick in homes over a year ago

The Twin Cities metro area ended the month of May with 6,797 homes, 5.3 percent more homes than last May. This is the first year-over-year inventory increase since March of 2020, as reported to local media by SPAAR and MAR, which jointly present a monthly housing market overview based on ShowingTime data.
