What a day!! The newest home that I’ll be managing is finally ready for guests. We spent over 12 hours yesterday doing a much needed maintenance overhall. The house was just really worn from guests and never being fixed up along the way. The guests reviews were indicative of this and it needed some TLC. ❤️

This home was previously with Evolve (a large property management company). The owners live in New York and bought this house to move to down one day. My trusted handyman came down for the project, along with the best hubby ever to help me knock out this massive 3,800+ square foot project lol. Literally took us all day several trips to the store to get it perfect.

From replacing lightbulbs, dimmer switches, a TON of patching, paint touch ups, rehanging artwork, fixing a bathroom vent, removing toilet paper holders and replacing with stands, retightening things that were loose, installing a new door lock for guest security, properly securing a threshold, fixing the internet, new batteries in smoke detectors, new curtain rods & curtains, new caulk in areas, adding a back up physical key, and so much more. We truly had our work cut out for us and a lengthy punch list.

We got a late start due to having to wait until the storm passed and then we were hurricane hustlers and didn’t leave until the job was done.

So thankful for the help I had in getting the home truly guest ready, and now we’re ready to rock and show the owner’s what a 5 star stay looks like for their guests. There’s a LOT of work behind the scenes in making a vacation rental the level that we provide for our guests. We definitely earn those 5 star reviews.🌟

Enjoy taking a peek at the behind the scenes. It looks like a pristine house again, and man, we poured our hearts into it today. Our first guests come in about a week, so we wanted it to be ready for them! Now it’s time to all the computer work getting it set up. 🏆

Your Co-Host With the Most, Brianna, is officially a short-term rental safety inspector! This means I'll be able to perform safety inspections for all homes we own and manage for their reviews. This is important to keep our guests safe and owner's protected!

Congratulations to our owner, Ed!!! We took over management of his listing due to some management issues and a lower home rating because of this. At the first SuperHost evaluation since they brought me on as their co-host, we got his account to SuperHost! He's never been a SuperHost before, even with 3 years of hosting prior to working with me. 🥰

THIS was such a fun update from his wife when they got the notice she text and let me know, so I sent them both a little celebratory text. We've worked hard together and it's so rewarding to see the payoff in the listing performance, them earning Superhost, and their second property will be Superhost at the next evaluation in 3 months too.

I am so appreciative in their trust in me, a total stranger, managing their personal homes while they're away for work in Australia, and couldn't be prouder honestly! Huge win for us all! 🏆

Did you know AirBNB has categories for homes? They do! It's important to stay on top of listing details to make sure you're showing in as many searches as possible and staying active. Airbnb uses AI to set categories but you can also specifically request a category for your listing that applies as well. MOST people don't know this is an option, but I do. 😉

I went through and reviewed all of our listings and requested the categories the AI missed. This is what a boutique style co-host looks like as a manager, not a VA or robot, because as helpful as technology is, you still need killer management and a personal touch to truly elevate your property and the experience your guests have at your short term rental. The best part is, my clients don't even know I did it, or have to worry. They all know I'm taking care of the day-to-day operations of the rental and treating it just like I do my own homes, because I truly care and will always go above and beyond for them. There's a lot that goes on behind the scenes!

Texts like these from owner’s truly make my day. This was on top of a record breaking May for this home. Hit the original goal number, and then once we surpassed that, she joked of a new goal, and we hit that one too! 🎉 LET’S GO!

Secured a 22 night booking for this month, leaving all nights occupied with just one left which I’m sure we’ll book and officially be 100% occupied for June. THE best! And we will surpass May’s monthly revenue and break the highest again. I love it!!

I truly go above and beyond, for my guests, but also for my owners. I stay on top of new & evolving trends in the vacation rental space and add a ton of value as Your Co-Host with the Most! 🏆

Today, my owners are all starting their day off with a text that they now have personalized stores available to guests with fun add on options. Anything from being able to bring a pet, request an early/late checkout, additional guests, rent bikes, a boat, kayaks, have flowers delivered, a massage in the rental, have it all decorated for a special occasion before arriving. Lots of options to explore and each is customized to the specific home and what they'd like to offer.

Vacation rentals is a very competitive market, so it's crucial that you have someone that understands the ins and outs but is also bringing additional value to you and your guests. A concierge service like this is a huge value add for all! 🎉

Imagine as a guest, you forgot a birthday card? We've got you covered! Want to have a special cake or flowers delivered? No problem! Need a deep tissue massage during your stay in the comfort of the house and not having to leave, consider it done. The possibilities are endless.

THIS is what it’s about! A glowing 5 star review at a co-hosted property that just received some fun updates. The guest had a few things they specifically were needing during their stay that we happily sent over (and quickly might I add). Nothing was wrong at all, just a couple things that were going to make their two week stay even easier for her and her guests.

We took care of them, like we’d want to be taken care, and in turn they had a lovely experience with us, and would happily stay at the The Lynwood Lounge again! ❤️

To me, that is worth it all and really shows we’re in the hospitality business and want our guests to have THE most amazing and stress-free experience possible. This is being SUPER.

What an amazing and busy day!

Started off with a secret zoom call about something that could be HUGE and exciting.

Then knocked out an awesome photoshoot for The Lynwood Lounge! Can’t wait to see the final pics and really show off this amazing home with some fun updates in Apopka curated by Anjee. 😍 She’s leveling up!!

Then I toured a home with an investor that wants a vacation rental for himself and to rent out when his family isn’t using it. It’s a gorgeous house with a lot of potential and I’d be happy to help make it a reality as his co-host.

Some days are crazy, or not as “fun” doing the work behind the scenes or on the computer lol but today was one for the books! 🏆

Curious on what makes me different as a co-host? I truly go above and beyond, for a boutique feel, for you and your guests. 🥰

I have a curated playlist that my guests are text the morning of their arrival to have some fun music on the way to their stay with us. I have my co-host clients create a playlist of their favorite tunes that give great stay vibes for us to send to your guests. It’s an amazing way for someone to start their trip, and is incredibly thoughtful.

It’s things like this that really make you and your property stand out among the crowd, and earn the right to be the best! 🏆

Would you believe me if I told you this was the same bedroom?! 😍 How about if the before is a queen bed and it got an upgrade to KING? Yet the room looks so much bigger with a larger bed.

The master suite at my co-hosting client: The Lynwood Lounge, is in the process of getting a little make over! It’s such a cute and well curated Airbnb, so with some little updates and professional photos, we’re taking it to the next level.

I truly love making properties POP, stop the scroll, and providing an amazing place for guests traveling in the area. ☀️

Boarded my flight and heading to Level Up Your Listing Summit!!! It’s important to me that I keep up with what’s happening in the industry for our own properties & my clients. 😍

I’ve been hard at work onboarding my newest co-hosting client and am SO excited to announce the first booking came in, 14 nights, at the highest rates they’ve had, on a stricter cancellation policy! We’re doing updates to the property, just small value adds to make it SUPER, then bringing in a professional photographer, and really revving up the business at their adorable home.

The two week booking is actually her goal in revenue monthly, WHOOP WHOOP! That’s what I like to hear. That leaves a lot of room for me to just make them lots of extra money. The best notice as I was getting to the airport.

So how did we still achieve an amazing 5 star review talking about the hot tub? We were able to arrange a same day delivery of a replacement hot tub and had it up and running before she even checked in. 🏆
