After a monumental renovation, Miss M is more enjoyable, relaxing, and memorable than ever before.

Outdoor Landscape Lighting Is finished! Adding 2 more palms and oleanders on Monday!!

Our first guests since the renovation will arrive in a few hours. We hope they love the new Miss Margaitaville!!

Our first guests will arrive Saturday since our ambitious remodel that began in November of last year. We are very excited to share the new, but still quirky, Miss M. with each person that beckons our door. Guys, I didn’t think we would make it this far. It’s been one hard turn after another and many tears. I pray each of you will love it, for it’s been a real labor of love... So come. Love it. Beach it. Relax, and “Miss Margaritaville it!” See you soon...

A week of push to get close to opening up for rentals at the end of the month. Still lots of details but coming together.. Great to have this outdoor living space for Big gatherings!!

First floor Bath is nearly complete... but needs to be repainted to Sea Salt. We can then finish installation of the fixtures.

Yay!! A New Trex Deck is on the way!!

So I enjoy being at the beach as much as the next guy and given a choice I would rather work in the sunshine on 30A. However, I will not miss painting the deck.. I can find something else to do!

Miss Margaritaville 2.0 Endless Hot Water

When we removed the outside laundry which also housed our water heater, we decided to install a gas tankless hot water heater with a recirculation loop. All of the plumbing is roughed in and ready to be mounted. We're on the schedule for the utility company to extend the gas line sometime this month. Soo.. endless hot water coming soon!

Miss Margaritaville 2.0 HVAC System Upgrade

When we added the 2nd level laundry we have to eliminate the HVAC supply to the 3rd level. This enabled us to install a dedicated 3rd floor HVAC system to keep it cool in those summer months without freezing those on the first floor!

The supply lines were installed this week and should be up and running soon!

♦︎ Tile is finished in the Walk-in Shower.

Really it is not as small as it looks. Its the same size as the existing tub with a shower head and hand wand as well.

We wanted to make the back yard and pool area much more enjoyable and connected to the rest of the house. With the addition of this outdoor living space there will be extra room for meal prep and just hanging out enjoying outdoor with all the comforts of the living room!

Some of the planned changes include:
♦︎ Renovated Bathroom with Walk-in shower
♦︎ Access from the Bedroom to the Bath to create Ensuite Bath
♦︎ Full Size Washer / Dryer in the bath hallway area
♦︎ Closing the window looking onto the deck (and into the Bedroom) and adding 2 West facing windows.
♦︎ New Door from the kitchen opening out and not into the fridge.

Miss Margaritaville 2.0 Traffic Management

With all of the changes going on at Miss M, we decided to change the flow of things a bit. The stairs to the 2nd level deck on the front of the house will be on the left. This will give us more parking space. Also the shower is moved to the side of the house with (HOT and COLD) water.. for hosing off when coming back from the beach! This side entrance will make it easier to go straight back to the pool or the first floor.

Miss Margaritaville 2.0 First Floor Changes

We wanted to rework the first level and make the space more inviting, usable and accessible. Some of the planned changes to come are:
♦︎ Inside Laundry
♦︎ Larger Bathroom with a Tub
♦︎ Removal of the kitchen with direct access to the patio
♦︎ Moving of the entry door out of the bedroom to the west side of the house.
♦︎ Moving the access to the garage from the bedroom to the hallway.
♦︎ Additional windows

Miss Margaritaville 2.0

Started the renovation with some structural and subfloor issues. We discovered that the settling near the front door needed some house-jacking, the addition of some floor joists, blocking and new subfloor. The flooring in the last 2 pics is the flooring that will be through the entire house once finished. Yes.. we had to say goodby to the cracked white tile and carpet.
